Congrats to my sellers! 🍾🥂 This was the home where they lived for 25 years and raised their children. They never finished the basement and weren't sure if it would sell very high with an unfinished basement. But we staged it and focused the marketing on the immaculate condition and it sold for a record high price in the neighborhood. $740,000 with only 1,861 finished Sq.Ft.!

The South Metro Denver real estate market hasn’t changed dramatically over the past few months, but there are a few key developments worth noting.
The number of active listings and closed sales is down compared to July 2025. However, days on market have also decreased—from 26 days last July to just 22 days this year. That tells us that while there may not be as many homes on the market or as many sales taking place, the homes that are selling are going under contract a little more quickly.
Another very positive indicator is the 2.3% increase in the median sales price compared to last July. After roughly two years of relatively flat home values, seeing an increase in the median sales price is an encouraging sign and something worth celebrating.
What continues to remain consistent, however, is that preparation is the key to a successful sale. Fresh paint, new carpet, decluttering, and professional staging are all basic preparations that can make a significant difference. Sellers who take the time to properly prepare their homes are generally better positioned to attract buyers, sell more quickly, and achieve a stronger sales price.

Just Sold another home in Centennial, and this one meant a lot to me because the seller called me on a Thursday and said he had to have his home (which had the ORIGINAL finishes) on the market by Monday in order to qualify for senior apartments. He said he would only list it with me, so my team got it on the market asap, got multiple offers, and 3 weeks later closed it for $10,000 over the asking price, in AS IS condition.

People in this area live in their homes for decades, and sometimes their equity is their ONLY asset. He needed every dime out of his home sale and I'm so happy we got it for him.
