Congrats to my sellers! We closed on this Littleton condo in just 3 weeks. It's not easy to sell condos right now, mainly due to the increase in HOA dues in the past few years. We staged this, priced it correctly, and marketed the heck out of it for a fantastic result for my sellers.

Here are the market stats for April! Statistically we are in a market that still favors sellers, but the reality is that both buyers and sellers have pretty good opportunities in today's market. Average prices are remaining steady or slightly under last year's prices, as are the days on market.
What has changed from last year are the number of active listings. That's giving sellers who are taking the plunge and putting their home on the market an advantage in selling that they did not have last year at this time. However, buyers are not moving forward as hoped, likely due to stubborn interest rates, the economy and general uncertainty in the world. Homes that have been updated are the ones selling quickly and fetching a higher price. Buyers don't have a lot of excess funds to tackle home projects, and homes with older major systems like furnace, A/C, roof electrical, and water heater have been tougher to sell unless the seller is willing to address those items in the inspection. The number one factor that will assist a home in selling quickly and at a higher price is the level of cosmetic updating.

Here are the latest market stats for Denver Metro. Of note is that while the closed listings are up over last year at this time, the Active Listings are down, and what this graph does not show, is that the New Listings are also down about 6%. Prices are flat from last year. We're facing buyer reluctance to move forward, due to the rates, but also the economy, the general state of the world, and the lack of listings to look at. Along with that, sellers have been hesitant to list, so the combination has produced a fairly slow market. Sellers who are listing have been doing well if they have prepared the house and priced correctly. Buyers who find what they like are also experiencing a pretty fair market.
