In Colorado, adverse possession can allow someone to claim legal ownership of another person’s property—but it’s far from automatic! There are specific requirements, timeframes, and a legal process that must be followed.

📌 A few key things to know:
• Continuous possession may need to be established for 18 years
• Certain situations involving a defective deed and property taxes may involve a 7-year period
• The possession must meet specific legal requirements, including being exclusive, uninterrupted, and without permission
• A claimant must pursue a quiet title action in Colorado civil court
• Government property cannot be claimed through adverse possession
