Inventory in the 80202 zip jumped over 13% in a month, and we're now sitting in full buyer's market territory โ€” 12 months of inventory, to be exact.

Inventory is up. Homes are staying on the market longer. And the median sold price shifted noticeably from last month.
That's not a red flag โ€” it's a signal. The market is recalibrating, and for anyone who's been sitting on the sidelines, that shift is worth paying attention to.

Here's what the numbers are saying right now in Mead:

Homes selling in 15 days. Median price up to $612,750. And there are fewer listings on the market than this time last year.

Okay so Highlands Ranch just wrapped April with some interesting numbers.

Median sold price hit $719,500. Homes are going under contract in 10 days. And sellers are still walking away with 99.8% of their asking price.

Sounds like business as usual, right?

But here's the thing โ€” inventory is creeping up to 2.12 months. Still a seller's market, but it's quietly shifting. The market isn't crashing. It's justโ€ฆ slowly negotiating with itself.

So the question on everyone's mind right now is a real one โ€” are you priced out of Highlands Ranch? Or is this actually the opening you've been waiting for?

Because honestly? The April numbers caught our attention too.
Prices softened. Homes sat a little longer. And yet - buyers in Johnstown were still paying over ask. 100.4% of asking price, to be exact.

That's NOT a hot market rumor. That's the data.
Even as things start to cool down just a little, well-priced homes here are still moving - and they're still pulling competition. So if you've been sitting back thinking sellers have lost their leverageโ€ฆ the market hasn't quite agreed with that yet.

The shift is happening. But it's not here yet.
