This exact floorplan sold for 645,000 in August of 2023!!
The builder does not have this floorplan ready to move in.
They have the Barrett floorplan, but not with the extra full bath and extended garage.
My sellers also added blinds throughout, had the garage insulated, a patio, and all appliances stay.

We continue to see a full range of everything from houses getting multiple offers within days of being on market to houses having multiple price reductions and sitting unsold.
Over pricing your property as a seller leads to money lost.
Overpriced properties give buyers a chance to go in without competing with multiple offers.
Sometimes it takes time for sellers to see and accept that they are overpriced.

Great news is that inventory is up about 45%, we've got 77 active listings compared to 54 this time last month.
Nearly 1/3 of those listings has had a price reduction.
Over priced listings are a buyers best friend.
The homes that have had reductions range in price from 137,000-949,000.

In the same market we are seeing multiple offers within 24 hours of listing, we are also seeing perfectly good houses sit and wait, and have price reductions.

When selling you must decide what changes you are willing/able to make to the get the most for the property. 🔨

There is some of what I call "pricing confusion" happening now. This is caused by many factors: Sellers insisting on overpricing their homes, interest rates, the extreme sellers market that we had, etc....

Listed on Friday, pending on Monday after multiple offers.
When purchasing a condo you have to be careful about the HOA. This neighborhood is so well managed, has not had any large jumps in HOA fees, and no assessments. What great peace of mind for the buyers.
And of course I have the best sellers, it showed amazingly well!
