Most BAH breakdowns only show you the mortgage. Here's the full picture. 👇

Mortgage. Taxes. Insurance. Utilities. All of it — because that's what you're actually paying every month.The honest truth? Your BAH doesn't cover everything at every rank. But in the Dayton market, it goes further than almost anywhere else in the Air Force.

Here's where the 2026 numbers land at WPAFB:
🔵 E-5 — BAH covers ~66% of true monthly cost
🔵 E-6 — BAH covers ~74%
🟢 O-2 — BAH covers ~74%
🟢 O-3 — BAH covers ~84% (and fully covers your mortgage payment)

And yes — these are estimates. Utilities in particular can swing significantly higher depending on home age, size, and the time of year. Ohio winters are real. Budget a buffer.

But here's what doesn't change: owning with a VA loan means zero down, no PMI, and a fixed payment that builds equity every single month. Renting means covering 100% of your housing costs with nothing to show for it.

June is National Homeownership Month -- and for military families, this one hits a little different.

Because for years, homeownership wasn't even in the conversation.

You were on orders. You moved every 2-3 years. You made BAH work and signed another lease -- because that was the practical choice, and you did what you had to do.

But here's what I've learned, both from living the PCS cycle myself and from walking alongside military families through this process:

Homeownership isn't about having a perfect timeline.
It's about knowing when your season has arrived -- and having someone in your corner who actually understands how you got here.

This month, the National Association of REALTORS® is shining a spotlight on expanding access to homeownership for more families, including those who've faced the most barriers. And the data tells the story:

Homeowners have nearly 40x the net worth of renters. The typical homeowner has built over $190,000 in wealth through price appreciation in the last decade alone.

That's not just a statistic—it's the financial foundation your family deserves.

Whether you're PCSing to Ohio, approaching military retirement, finally putting down roots after years of moves, or wondering if this next assignment is the right time to buy instead of rent, homeownership can be a powerful step toward building long-term wealth and stability.

Don't miss closing — because one document isn't in place.

If you're buying a home while a spouse is deployed, stationed overseas, or simply can't be physically present at closing, there are three things that have to be set up before you need them:

1. Power of Attorney
This is the one that catches people off guard. A general POA isn't always enough — you often need a specific, real-estate-transaction POA that names the property and the transaction. Get this done early, before you're under contract.

2. Certificate of Eligibility (COE)
Your COE confirms your VA loan entitlement. It sounds simple, but pulling it can take time — especially if there are any service record gaps or prior VA loan history to sort through. Don't wait until you're in contract to start this.

3. Digital Signing Setup
Most of the transaction can happen remotely now, but not all of it. Knowing in advance which documents require wet signatures (and how to handle them from overseas) saves a lot of last-minute scrambling.

None of this is complicated. But all of it takes time — and time is the one thing you don't have when you're under contract with a report date on the calendar.
