One thing nobody warns sellers about in the fall?

Your 5pm showing suddenly looks VERY different. 😳

In July, buyers might walk through your home with sunlight pouring through the windows. By October, that same 5pm showing could be happening when it is grey outside and already getting dark.

So go look at your home at the actual time buyers will be seeing it.

Does it feel warm and inviting? Or are there rooms that suddenly feel a little dark?

This is where a few small changes can make a big difference. Turn on the lamps before showings. Check that your bulbs give off a warm light. Open the curtains while there is still some daylight and pay extra attention to rooms that do not get much natural light.

You want someone walking in from a chilly, grey afternoon and immediately thinking, “Ohhh, this feels good.”

Fall can get really interesting if you are shopping for an investment property.

By September and October, there can be listings that have been sitting for a while, sellers whose plans have changed and properties that other buyers have already scrolled past a hundred times.

And that is exactly where an investor should start paying attention.

Not because every stale listing is suddenly a deal. It is because time on market, seller motivation and less buyer activity can create room for a different conversation.

Then it comes down to the numbers.

What could it rent for? What needs to be done to it? What are the carrying costs? And does the property still make sense at the price you can actually negotiate?

Because “it seems like a good deal” and “the numbers work” are two very different things.
