The Fed raised rates. Now what does that mean for mortgage rates and buying or selling a home on Cape Cod? 👇

Here’s the part that often gets missed:

A 0.25% Federal Reserve rate hike does NOT automatically mean mortgage rates go up 0.25%.

The Fed controls the federal funds rate. Mortgage rates respond to a much bigger mix of factors, including inflation, Treasury yields and the bond market.

So yes, the Fed’s decision matters. But it’s not the whole story.

Day late but no less important. I was having issues with WiFi/ cell service so it wouldn’t post. 😑 Anywho, wanted to take a moment and offer some clarification regarding the rate increase from the Fed and how it may or may not affect interest rates for mortgages. It can be confusing when the headlines and news reports are aiming for attention and not really sharing the facts.

The Fed raised its benchmark interest rate by 0.25% this week. So what does that actually mean for mortgage rates and the Cape Cod real estate market?

First, an important distinction: a 0.25% Federal Reserve rate hike does NOT automatically mean mortgage rates rise by 0.25%.

The Federal Reserve controls the federal funds rate, while mortgage rates are influenced by longer-term market conditions, including Treasury yields, inflation expectations and investor demand for mortgage-backed securities.

For Cape Cod home buyers and sellers, that means the Fed’s decision is important, but it is only one piece of the mortgage-rate puzzle.
