I'm still here I promise! We are in thick of it! We've had 10 listings so far this month and I think we've had 14 accepted offers since this weekend - all but two of those were our listings!

Social Media is sort of my thing from 8-5 so the last thing I want to do is come home and do it! 🤣☠️

What I have been doing is showing homes, sending out market analysis, following-up with leads, and getting ready for my first closing this week with my first Bogle Realty buyer!

How to Sell Your Home in 14 Days – Part 1: Pre-Listing Era

Before you even think about that “For Sale” sign… we’re talking:
✨ Decluttering (yes, even that closet)
🧼 Deep cleaning (buyers notice everything, sorry)
🔧 Home maintenance (little fixes = big difference)
🏦 And why FHA loan guidelines matter — because excluding FHA buyers = excluding a huge chunk of your buyer pool.

🏡 Seller Tip: Don’t Accidentally Block FHA Buyers!

Did you know a lot of buyers are using FHA loans — especially first-time and small-town buyers? If your home isn’t FHA-ready, you might be shrinking your buyer pool without even realizing it. 😬

To keep your home FHA-friendly, focus on:
✔️ Peeling paint? Fix it. (Especially on older homes)
✔️ Broken handrails or steps? Repair them.
✔️ Roof issues or missing shingles? Patch it up.
✔️ Exposed wiring or safety hazards? Nope. Fix those.
✔️ Major plumbing, heating, or electrical issues? Must be working!

Why it matters:
FHA buyers = more showings, more offers, and better chances of selling faster (and for more 💰).

Bottom line: A few small fixes could mean way more buyers walking through your door.
