Shortly after high school Tara became interested in real estate but decided to attend Southeastern Louisiana University in pursuit of a Marketing Degree. In May of 2000, she was hired on as an assistant to a real estate appraiser. She worked in the appraisal industry for ten years (4 of which we as an appraiser trainee) before she became a licensed real estate agent in 2010. “I cherish and embrace the experience and education I acquired in those ten years. It has been a great asset in all of my real estate transactions." When asked about life changing events that directly impacted her needs as it relates to real estate Tara stated, “I purchased my first home as a single mom. Three years later, I married the love of my life and we decided to build our first home through a builder; turnkey. Almost six years later, my father was diagnosed with Parkinson’s Disease. Our long-term plans had to change to prepare for the future with him and Parkinson’s. My husband and I purchased and developed acreage to proceed with custom building our forever home, allowing for my parents to build on the adjacent acre.” Life styles, situations, needs and family all pass through the seasons of life. LOCAL REALTORS® don’t just list your home — they know how to position it.

Out-of-area agents may have access to our local MLS systems… but that does NOT mean your listing is displayed, marketed, or searchable the same way as a locally entered listing.

Many Louisiana MLS systems — including New Orleans, Lafayette, Monroe, Houma, and others — are now integrated with our local MLS. That’s a great advancement for exposure and cooperation between agents.

BUT… here’s what most sellers are never told:

Integrated listings often do not populate the same way inside local searches.

Example:
A locally listed home may appear simply by searching a neighborhood name — even with no additional search filters.

That SAME property, when entered through an out-of-area MLS system, may NOT appear in that exact search at all.

Why does this matter?

Because buyers and local agents search in very specific ways:
🏡 neighborhood searches
🏡 school district searches
🏡 map-based searches
🏡 subdivision searches
🏡 local custom fields and filters

If your home isn’t populating correctly, it can literally become less visible to the people most likely to buy it.

Yep — there’s a difference.

A real estate agent has a license to help buy/sell property.
A REALTOR® is a member of the National Association of REALTORS® and agrees to follow a stricter Code of Ethics.

But here’s the real truth…
Even among REALTORS®, experience, strategy, communication, negotiation skills, and work ethic vary A LOT.

🏡 Choosing the RIGHT agent is one of the biggest financial decisions you’ll make.

Before hiring an agent, ask yourself:

✅ Do they communicate consistently?
✅ Are they educating me or pressuring me?
✅ Do they know my market specifically?
✅ Can they explain contracts, inspections, appraisals, and financing clearly?
✅ Do they have a strategy — or are they just putting a sign in the yard?

CONFESSIONS OF A REAL ESTATE AGENT 🏡☕️

The stuff HGTV forgot to mention…

I’ve unlocked doors with a smile… while internally panicking because the seller forgot they had 4 giant dogs loose in the backyard. 🐶

I’ve walked into homes and immediately thought:
“Yep… we’re going to need better lighting, less clutter, and a prayer.” 😅

I’ve answered texts at:
6 AM ☀️
8 PM 🌙
During dinner 🍝
In the school pickup line 🚗
Because real estate doesn’t exactly believe in “business hours.”

I’ve watched buyers fall in love with a house… then lose it over interest rates, insurance quotes, or a competing offer. That part never gets easier.

I’ve also seen:
✔️ Tears at closing tables
✔️ Families get their fresh start
✔️ Sellers finally breathe after stressful seasons
✔️ Clients become lifelong friends
And truthfully?

Behind every “Just Sold” post is usually:

When a seller reviews offers, they’re not just looking at the price… they’re looking at the likelihood of the deal actually closing.

A strong lender can make your offer stand out.

Overpricing your home can cost you money.

Yes… even in a hot market.

• Sitting = suspicious (Not just buyers! Real estate agents too!)
• Price drops = red flag (Everyone is asking what's wrong with it or they are wondering if they can get a deal! - Neither is a good look).
• Buyers lose urgency (It's been on the market this long; it will be there tomorrow!)

Pricing is a strategy backed by data and expertise.

Wishful thinking ... is well, just unreliable!
