This place is personal to me.
I grew up just minutes from Belle Meade. My children and I came here on school field trips.

My grandchildren are now making those same memories.
But most people β€” even lifelong Nashvillians β€” don't know the full story of what
happened here.

βœ”οΈ FEMA flood maps
βœ”οΈ Zoning next door

What can be built beside you tomorrow matters just as much as what you're buying today.

This one made me smile.

Two girls who spent years insisting they were twins πŸ‘―β€β™€οΈ got told they couldn't be because they didn't have the same skin color.

One of them answered:

πŸ’• "We're twins because we share the same soul."

And honestly? That's about the sweetest thing I've heard all week.

Kids have a way of cutting through all the noise and reminding us what really matters. ✨

❀️ Friendship.
❀️ Loyalty.
❀️ Kindness.

The girls are 13 now and still best friends.

I'd say that's a pretty special kind of twin.

Let me tell you a real story from my career.

I was working with a family who was going to be one of the first three buyers in an entirely new construction development. Great area of town. Everything had passed inspection. We had a use and occupancy permit. Everything was fine.

The day before closing, we did our final walk-through. The refrigerator had been stolen. The heat and air system had been cut and removed. We did not buy that house.

This is a pattern I've seen more than once in my 35-plus years in Nashville real estate, including years as a licensed general contractor. New construction neighborhoods are vulnerable before enough residents move in for neighbors to start watching.

Vacant homes, uninstalled appliances, copper wiring, visible deliveries β€” all of it
creates opportunity.

This doesn't mean the area is dangerous. It means the house was visible, accessible, and unoccupied.
Opportunity.

The walk-through saved my buyers from one of the worst possible closing day surprises. This is exactly why you do not skip the final walk-through on new construction.
