Thanks CK Home Inspection for letting me tag along and learn from the best!

Did a little (it was a huge house, and in very poor shape) collaboration inspection in Klamath today with Medfords finest home inspector Ridgeview Residential! Learning from each other how to improve our inspections so we can better accommodate our clients was the main objective. If you need an inspector in the Medford area, he’s your guy!

Shoutout to the sellers that keep me on my toes by trying to conceal defects. Luckily I’m still pretty sharp and have learned a few tricks and was able to catch this missing wall.

Federal Pacific Stab Lok Panels have a higher risk of overheating and causing electrical fires in homes. The fire extinguisher next to the panel is a sign this home owner is probably expecting this to come up on the report!

If you buy a home and the chimney has been decommissioned on the inside, it will still require maintenance on the outside. The area around the chimney is more vulnerable to leaks and the flashing needs to be kept in good shape. If the masonry on the chimney degrades, it can fall and cause damage to the roof.

Despite what the current home owner may tell you, all splices need to be in an approved junction box, even the ones in an attic that won’t be seen on a regular basis.
