First thing I saw pulling up to this new construction was crooked ridge lines. If snapping a chalk line for ridge cap alignment was skipped, how do you think the rest of the installation was? This roof required full replacement due to improper installation from the drip edge to the ridge vent.

Slithered into a tight crawlspace this week:

White growth = mycelium (wood decay fungus)
Joist crumbled in my hand

That’s structural rot.

Moisture doesn’t mess around.

Fresh paint hides a lot, but thermal cameras don’t care about paint.

This exterior wall showed major temperature differences where insulation has settled or wasn’t fully installed. Looks great in photos. Performs poorly in real life.

I don’t know who needs to hear this, but this isn’t a “new code thing.”

NEC 210.11(C)(1) has required a minimum of two 20-amp small-appliance circuits for kitchen countertop receptacles for decades.

And yes, I’m still finding single-circuit kitchens in brand-new homes.

It's colder than a well digger’s ass in the Klondike today 🥶
People ask me about my fireplace a lot so here’s the real rundown.

Pros are insane heat with very little ongoing cost if you’ve got access to firewood. Cons are it’s messy hauling wood inside. What most folks don’t see is the planning. Truss layout had to be extended, structural support added for clearances, and the chimney had to be placed and flashed correctly so it sheds water and still looks right on the roof.

About $27k for the unit, ductwork, chimney, and install, plus another $3k in stonework and $1k for the concrete non-combustible mantle. It definitely isn’t an easy install, but on days like this I’d do it again. It’s absolutely the cat’s meow 🔥

Stay warm out there!

Good thing I spotted the live, broken bulb in the attic with my eyes instead of my head. Power shut off and hazard removed for the seller. Another day in the life above ground.

Unearthed a bathroom exhaust fan today that’s been suffocating under insulation since 1986.

These things need to be piped outside or at least near an attic vent unless your goal is moisture mold and regret.

Today I’m thankful for concrete crawlspaces and a seller-provided creeper. At this point, that’s the inspector equivalent of valet parking and a foot massage.
