Los Angeles County Housing Summary

• The active listing inventory in the past couple of weeks plunged by 705 homes, down 8%, and now sits at 7,907 homes, the third lowest start to the year behind the pandemic years of 2021 and 2022. In December, there were 23% fewer homes that came on the market compared to the 3-year average prior to COVID (2017 to 2019), 817 less. Last year, there were 4,732 homes on the market, 3,175 fewer homes, or 40% less. The 3-year average prior to COVID (2017 to 2019) was 9,751, or 23% more.

• Demand, the number of pending sales over the prior month, plunged by 336 pending sales in the past two weeks, down 13%, and now totals 2,325, its lowest start to a year since tracking began in 2012. Last year, there were 3,703 pending sales, 59% more than today. The 3-year average prior to COVID (2017 to 2019) was 3,033, or 30% more.

• With demand dropping faster than the supply, the Expected Market Time, the number of days to sell all Los Angeles County listings at the current buying pace, increased from 97 to 102 days in the past couple of weeks. It was 38 days last year, much stronger than today.
