Californiaβs housing market slowed a bit in July, but there are still some encouraging signs for both buyers and sellers.
According to the California Association of Realtors (C.A.R.) July 2026 report, home sales are slightly higher than they were at this time last year. Also, the median home price dipped below $900,000, to about $888,000.
Here in Southern California, the market remained fairly steady. Home sales were about the same as last year, while prices increased about 2.7%.
One positive sign for buyers is that there are more homes available than there were earlier in the year, which could mean more choices and a little less competition.
The takeaway? The market may be cooling slightly, but it certainly hasnβt stopped. Buyers have more options, sellers are still seeing strong home values, and lower mortgage rates could bring more buyers back into the market.
