Real estate this time of year looks a lot like contracts at the ballfield, calls between innings, and negotiations from the sidelines.

Spent my morning in a meeting with .hanna and one thing really stood out:

In today’s world, control of information matters.

Years ago, buying and selling homes was much more direct. Today, so much of that process is filtered through big online platforms that often sit in the middle of the conversation—sometimes making it harder for buyers and sellers to connect with the people who actually know the home and the process best.

The conversation today focused on how to bring some of that connection back.

A few takeaways that hit home for me:

• Sellers should have choices in how their home is introduced to the market—not every home sale has to look the same.

• Timing matters. Sometimes creating intentional strategy and early interest before going “fully public” can create better opportunities.

• Relationships still matter. Technology is powerful, but it should support the process—not replace trust, expertise, and human connection.

• The real estate world is changing fast, and the best professionals are learning how to adapt in ways that better serve their clients.

My biggest takeaway?

The goal isn’t just to sell homes. It’s to create better experiences, better strategy, and better outcomes for the people making one of the biggest decisions of their lives.

Always learning. Always evolving. Always looking for better ways to serve.

Some weeks just remind me why I love what I do!

This week, two homes went under contract in the Kenston School District—and what made it special wasn’t just the outcome, but how it all came together.

It was one of those “domino” situations where everything aligned exactly the way it was supposed to. I had the opportunity to represent both the buyers and the sellers on both transactions, which allowed for open, transparent conversations from start to finish. With everyone at the table, we were able to thoughtfully navigate each step, making sure every decision worked for all sides.

It’s also a great reminder that it’s not always just about price.

In both of these situations, the sellers were able to take advantage of a pre-market opportunity—focusing not only on price, but on strong overall terms, flexible timing, and the confidence of knowing the deal would make it to the finish line.

On the other side, the buyers understood the value of that opportunity. They were able to purchase before the homes hit the market, take the time to complete inspections, and move forward feeling informed and comfortable—without the pressure of competing offers. In return, they brought forward thoughtful offers and flexibility that made the entire process work seamlessly for everyone involved.

Lighting is the first thing buyers feel and the last thing sellers think about.

Before every listing I walk through the house specifically looking at light. Not the fixtures. The light itself. How it moves through the rooms, where the dark spots are, what the photos are going to look like when the photographer shows up.

The sellers who make these changes before we list consistently show better, photograph better, and get more showings in the first week. None of these are expensive. Most take an afternoon.

It’s a great time to sell your home—and here’s why…

Despite what you might be hearing on the national news, our local market is telling a different story: inventory is still incredibly low. And when supply is low and demand is high, that keeps us firmly in a seller’s market—which means you are in the driver’s seat.

But here’s what’s even more important (and what I’ve been seeing firsthand all year)…

I’ve been putting buyers and sellers together before homes even hit the market. Not by luck—but by truly understanding what each side needs and connecting the dots. It creates a win-win situation for everyone involved—less hassle, more flexibility, and often a smoother path from start to finish.

In fact, I showed a home today that isn’t even on the market yet… and I’m showing another one tomorrow that I already know is a perfect fit for a family I’ve been working with.

Here’s the part most people don’t realize:
👉 You do not have to be 100% ready to list
👉 You do not have to be fully packed or perfectly show-ready
👉 You just need to know that selling is on your horizon—whether that’s in 1 month or 6

Because when the right buyer comes along—especially in a market like this—they are grateful for the opportunity. And that often leads to:

✔️ Less pressure

This morning’s conversation with a client was one of those pause and think moments.

We were talking through expectations—what’s realistic in today’s market vs. what I like to call the “unicorn house.” You know the one… checks every single box, needs nothing, perfectly updated, in the ideal location, and somehow still under budget.

And then she said something that honestly stuck with me – quote above!

It wasn’t about settling.
It wasn’t about lowering standards.
It was about understanding timing.

There’s a season for building… and a season for upgrading.

In your earlier years, sometimes the goal is getting in—buying the house that works, that has potential, that maybe isn’t perfect yet. That’s where the vision comes in. That’s where equity is built. That’s where you create the opportunity.

Then later? That’s when you refine. That’s when you take everything you’ve learned and turn it into exactly what you want.

It was just such a refreshing perspective—one rooted in patience, long-term thinking, and a willingness to grow into your next home instead of expecting it to be everything all at once.

Because the truth is…If you wait for the unicorn, you might miss the opportunity that gets you there.

And in real estate (and honestly, life)… the path usually matters just as much as the end result.
