Congratulations to my sellers for accepting an offer on their beautiful home!

While we have accepted an offer, there are still a few contingencies that need to be satisfied before we can celebrate all the way to the closing table. Because of that, the home is currently listed as Active Under Contract, which means showings are still permitted and backup offers can still be submitted in the event the current contract does not move forward. Buyers keep that in mind! 👀

I am so excited for my sellers as they prepare for their big move to Tennessee! From keeping the home show-ready for every appointment to being flexible with scheduling and our open house, they have been absolutely wonderful to work with. Their hard work and positive attitude throughout the process have not gone unnoticed.

Clients like these truly make my job enjoyable, and I’m grateful they trusted me to help them through this chapter. Now we keep moving forward and work our way to the closing table! 🏡

🔑 ✨ JUST SOLD ✨🔑

This one technically closed on the 8th, and wow, was it one of the most challenging closings I’ve experienced.

Not because of my amazing sellers. Not because of the buyers. But because of a lender who failed to communicate critical information throughout the process.

Final closing numbers weren’t provided until just two hours before closing. The buyers didn’t have the correct funds needed because they had never been properly informed. Emotions were understandably high, and at multiple points the entire transaction almost fell apart between the buyers wanting to walk and the closing guy saying he was done and leaving.

To make matters even more stressful, we weren’t informed until shortly before closing that it would be a dry closing, meaning my sellers would not receive their proceeds that day. What was expected to take about five days ended up taking nine before checks were finally mailed.

So why share this story?

Because choosing the right lender matters.

Mobile home financing can already be challenging, but having a lender who communicates clearly, answers questions, and keeps everyone informed can make all the difference. The buyers had every right to be frustrated, and my heart truly went out to them throughout the process. If you need recommendations I am happy to provide you some.

Thankfully, everyone stayed committed, solutions were found, and we made it to the finish line.

Most importantly, I want to thank Kriss and Gene for once again trusting me with their real estate needs. A few years ago, I had the privilege of helping sell Kriss’s father’s home as he transitioned into assisted living. This time, I had the honor of helping Gene sell his father’s home.

Repeat clients mean the world to me, and I’m so grateful for the relationships and trust we’ve built over the years.

Bring Your Kid to Work Day?

That actually happens more often than you might think when you run your own business. And while I love having them along, sometimes these kids don’t want to listen in the moments I really need them to.

Running into the office today to print everything for this weekend’s open house almost felt like pulling teeth. My two youngest were arguing over who got to grab the papers from the printer, who got to open the door, and who got to load more paper into the printer.

But we made it! Now it’s time to go grab some treats for tomorrow.

Don’t worry—it won’t be Bring Your Kid to Work Day… although if it was, I can almost promise you they would be in the hot tub! 😂

As many of you know, my newest listing at 95 Coldspring Road is located right across from the beautiful Conocodell GC
