When looking at a house, it's easy to get caught up in the aesthetics. But it's also important to look a little deeper at things that may not stand out at first glance. 🏠

When I'm showing a home, I'm paying attention to the roof, foundation and drainage, signs of water intrusion, and overall maintenance.

🔎I'm looking for visible concerns like missing or curling shingles, uneven floors, large cracks, bowing walls, water stains, and how well water is being directed away from the home.

📋I'm also reviewing the Seller's Property Disclosure Statement. It can be a great source of information about the roof and other major systems, including their age, previous repairs, and any issues the seller has disclosed.

And throughout the showing, I'm looking at the bigger picture: How well does it appear this home has been cared for?

Of course, none of this replaces a home inspection, and I'm not there to diagnose problems. My role is to help my buyers look beyond the surface, ask good questions, and recognize when something deserves a closer look by the appropriate professional.
