New loan, new lien, new documents to record. The title work gets done again because the lender needs to know what has been filed against the property since you bought it.

It's faster and simpler than a purchase, but it still needs to happen!

Call the number you already have for our office and confirm before you send anything. Not the number in the email.

This is the single most expensive mistake a buyer can make and it happens every year.

Somebody goes back through decades of county records looking for anything filed against the property. Deeds, liens, judgments, easements, mortgages that were never properly released.

It is slow, detailed, unglamorous work, and it is the entire reason a closing is safe.

The title search looks at the record. Who has owned it, who has a claim on it, what is filed against it.

A survey looks at the dirt. Where the lines actually fall, where the fence sits, whether the shed is over the line.

You can have perfectly clear title and still have a neighbor's driveway on your property.

No lender means nobody is requiring one. It also means nobody else is checking whether the seller can actually convey clear title.

Cash buyers take on that risk personally, and they are often the ones moving fastest.

Skipping the search does not save you much. It just moves the risk onto you.

Who actually gets paid at closing? 💰

The seller's mortgage gets paid off (if there is one). The agents get their commissions. Taxes get prorated between buyer and seller. Recording fees go to the county.

We handle all of it, which is why the money moves through us instead of directly between the parties.

Every dollar is accounted for on the closing disclosure before anyone signs anything.
