🏠 April 2026 Real Estate Market Update 🏠

Thinking of buying or selling? Here’s a look at what’s happening in our local markets compared to this time last year:

📍 Franklin County, Pa.
The market is seeing a bit of a cooling trend in sales volume, with the Number of Sales down 18.18%. However, inventory is picking up with New Listings up 19.14%. While the average sales price dipped slightly, the Median Sales Price rose 1.61% to $315,000. Properties are staying on the market a bit longer, with an average of 44 days. (pp. 8-9)

📍 Washington County, Md.
Inventory is booming here! New Listings surged 28.89%, giving buyers more options even as the Number of Sales decreased by 9.82%. Home values remain steady and growing, with the Median Sales Price up 2.13% to $360,000. On average, homes are selling in about 56 days. (pp. 2-3)

📍 Berkeley County, WV.
Berkeley is showing strong value growth! The Average Sales Price jumped 7.71%, and the Average List Price rose 7.56%. While the Number of Sales is down 20.53%, New Listings increased by 18.32%, signaling more movement on the horizon. The Median Sales Price is holding at $363,450, with homes moving in an average of 41 days. (pp. 14-15)
