January has a way of making everything feel possible. You set your intentions, tell yourself this is the year things are finally going to happen, and then life gets busy, schedules fill up, unexpected things pop up, and somehow it’s suddenly the end of July already.

𝗡𝗼𝘄 𝘁𝗵𝗲 𝘀𝗲𝗰𝗼𝗻𝗱 𝗵𝗮𝗹𝗳 𝗼𝗳 𝟮𝟬𝟮𝟲 𝗶𝘀 𝗵𝗲𝗿𝗲 𝘄𝗵𝗲𝘁𝗵𝗲𝗿 𝘄𝗲 𝗮𝗿𝗲 𝗿𝗲𝗮𝗱𝘆 𝗳𝗼𝗿 𝗶𝘁 𝗼𝗿 𝗻𝗼𝘁.

This is not meant to be a guilt trip. It’s more of a pause and a reality check, because August is not really a quiet month sitting on the sidelines. It’s usually the month that starts setting the tone for everything that happens in the fall market, and the fall market tends to move faster than people expect while everyone is still mentally in summer mode.

So here’s the question that’s probably worth sitting with before August changes the pace a little:

If your real estate plan stays exactly where it is right now, where does that leave you by December?

For some people, that answer feels completely fine, and honestly, that’s okay. But for others, there’s usually a little discomfort that comes up when they think about it, and that feeling is often telling them something important about the gap between where they are now and where they actually hoped they’d be by the end of the year.

Here is something most buyers don’t realize until well after they have signed their mortgage paperwork. The rate your bank gave you is not the rate. It is their rate, built around their products, their margins, and their timeline, and they are absolutely counting on the fact that you are not going to shop around.

Most people walk into a home purchase having compared listings for months, toured dozens of properties, and negotiated carefully on price, and then they accept the very first financing number they are handed without a second thought. And this approach is one of the most expensive habits in real estate.

A mortgage broker works across multiple lenders at once and their entire job is to find you a rate and product that actually fits your situation, not just the one their institution happens to be offering this month. We were deep into it. The offer was accepted, conditions were being worked through, and my clients were already mentally moved in. And the more I looked at the full picture, the more something didn’t sit right with me.

The numbers worked on paper, but just barely, and only if everything went according to plan. The neighborhood had some signals I wasn’t comfortable ignoring. The inspection had come back with items that weren’t dealbreakers on their own but together told a story I didn’t love. And my clients, as excited as they were, hadn’t really stress-tested what this purchase would actually cost them to carry twelve months in.

So I said it out loud. I told them I didn’t think they should proceed, and I walked them through exactly why.

It was not a comfortable conversation. But it was the right one, and they knew it too once we talked it through. They walked away, caught their breath, and six months later bought a home that actually made sense for where they were in life. They have never once looked back.
