Think you need to be rich to buy a house? 👀

There’s this idea floating around that you need 20% down, perfect credit, and a six figure salary before you’re even allowed to start looking. Not true 🙅‍♂️

Someone making $80k a year is often closer to qualifying than they’d ever guess. Lenders look at the whole picture, your income, your debts, your credit, and what you’ve got for a down payment. Put it together and that buyer could be looking in a range most people assume is way out of reach 🏡

The biggest thing I see costing people? Counting themselves out before they ever run a single number 😅

These two get used like they mean the same thing. They really don’t, and the difference can cost you a house 👀

A pre-qualification is basically an estimate. You tell the lender what you make, what you owe, roughly where your credit sits, and they hand back a ballpark. No documents, no verification. It’s a fine starting point, but that’s all it is 📝

A pre-approval is the real deal. Verified income, verified assets, an actual credit pull. The lender has looked under the hood and confirmed what you can do 💪

Here’s why it matters when you’re making an offer. Sellers take pre-approved buyers more seriously, because that letter means the financing is far more likely to hold up. In a competitive market, a pre-qual letter usually gets passed over for someone who did the full step 🏡

There’s so much bad info out there about buying a home 👀

Some of it sounds right. Some of it used to be right. And some of it is just costing people money they don’t need to spend.

You don’t need perfect credit and a giant pile of cash. You don’t have to be debt free first. And there’s no magical perfect market sitting out there waiting for you 🏡

Most people are way closer to ready than they think. The only way to actually know is to look at your real numbers, not the version in your head or whatever your uncle told you at Thanksgiving 😅

So I did. And now the Uber driver who picked me up 11 minutes ago is rethinking renting and wants me to run his numbers 🚗

This is what happens when you love what you do. I can’t help it. Somebody mentions rent going up and I’m already doing math in my head 😅

But honestly? That’s the whole thing. I’d rather talk about this stuff in the back of an Uber than have you sit on questions for two years because you were scared of the answer 🏡

Closing costs sound way scarier than they actually are 👇 Here’s the simple version, broken into three buckets.

Escrow and title. The folks making sure the home legally becomes yours. Title insurance, escrow fee, notary, recording fee 📋

Prepaids and impounds. Not really fees, just things you’d pay anyway, collected upfront. Homeowners insurance and property taxes that go into escrow and work for you 🏡

Lender fees. The cost of actually building your loan. Appraisal, credit report, origination charges 💼

Most buyers see one big number and panic. Once you know what each piece is, it stops being mysterious and starts being manageable 👀

And a good chunk of this can be negotiated or covered by seller credits.

Prescription without diagnosis is malpractice. If a lender isn’t curious about where you’re headed, they aren’t protecting your future 🛡️

This one had everything that makes most lenders flinch. Self-employed. First-time buyer. Rural property. 626 FICO. A business that hadn’t even crossed the 2-year mark yet 👀

Most would’ve called it a dead end. I called it a bank statement loan and got it done 💪

The cost of waiting isn’t just the rate. It’s the mental space it takes up. 💭

It’s scrolling Zillow at night knowing you’re not actually doing anything about it. It’s telling yourself “next year” for the third year in a row and not being any closer, because nothing has changed except the timeline. 🏡
