🏡Across Gilbert, Chandler & Mesa, inventory has climbed into the 3.3–3.6 month range, giving buyers a little more room to breathe. But strong demand is keeping prices steady, with homes still selling at about 98% of list price.

💰Days on market remain healthy at 29–36 days, and median prices across the East Valley are holding between $481K–$629K, depending on the area.

💡The takeaway: even with more homes available, well‑priced and well‑prepared listings are still moving quickly!
