Here's my best advice for sellers right now ⬇️

You want to sell your house and buy a new one but it feels like you can't afford the same houses you were interested in two years ago.

You feel like you should wait, but deep down that dream of upgrading your house won't go away! Plus, have you seen what your home is worth right now?! 😍

But is it unwise to sell right now? Shouldn't you wait until interest rates go down? It would be crazy to give up your current interest rate, right?

Here's my best advice: worry more about YOUR home needs than the FEDS interest rates.

Because even the experts are getting it wrong. According to the NAR, experts have predicted the rates would cool this fall, yet they've actually continued to climb, according to Freddie Mac.

The market feels about as steady as a new Hollywood romance, but that doesn't mean there's no room for you to get in on the real estate game and move up.

You can't disregard the rates...they make a big impact on your monthly payment! But if you can sell your home, find a home you love, and you can afford it despite the rates, it just may be the best time for you to move!

The best way to decide for sure is to connect with your fav local agent 🤩 and talk with your lender. We can work together to be the powerhouse trio (move over, Taylor and Travis!) and make a home selling plan for you!

Enter: The Gratefulness Tree 🌳

The idea is simple…increase awareness of all the things you and your family are grateful for this season by putting your gratitude on full display!

Bring in some branches from outside (or use existing indoor plants), cut out leaves with card stock or just plain white paper, and write what you’re thankful for on each leaf!

Throughout the month, as you think of more things, add them to the “tree” and watch your tree (and your hearts) overflow with gratitude!

Goal: Make them flock to your house like 35 year olds to Friends re-runs.

If you’re gonna go through all the hard work of getting your home prepped and listed, you want all the traffic you can get when that For Sale sign goes in your yard.

Making your home in high demand isn’t as difficult as it may seem, there are just a few things you need to do right.

1. Prep your home: don’t worry, I have resources out the w***o to help you with this! Doing the behind the scenes work before listing is key to a successful home sale!

2. Price it right: it’s important that we look at the homes recently sold AND current competition and price according to FACTS, not lofty emotionally-driven numbers.

Trust me, I want you to get as much money as possible out of your home sale (the more you get, the more I get paid after all!), but I also know the importance of remaining realistic and pricing in a way that creates the most demand!

3. Market your home creatively. If you want someone to come across your listing and immediately know it's the home for them, your listing photos, listing description, and advertising need to paint the picture of the lifestyle this home offers. In this day and age we are overwhelmed with content and ads demanding our attention…it’s incredibly important to have an agent representing you who knows how to fight through the noise and make your home the only house someone wants to purchase!

Never, EVER, buy a house!
..unless you do these three things!

I know what you're thinking, "But Kristin, aren't you in the business of helping people buy houses!?"

You bet! BUT I ONLY encourage people to buy a home IF they do these three things first!

1. Love your agent. Note: I didn't say "have an agent." I said to LOVE them. You should LOVE working with your agent! The conversations should be easy and you should be confident you're in good hands with them on your side.

2. Make a Budget with your Lender. And local lenders are even better, because they and their appraisers are familiar with our market! Plus, they're so much easier to get ahold of (they love crunching numbers and getting back to your right away!) Creating a budget with a lender you trust will help keep you from getting in over your head with a house payment.

3. Learn about your Local Market. What's selling? What's not? What's happening in the neighborhood you're wanting to buy in? I don't just help my clients buy homes today...I want to help them sell their homes in the future! It's important to me to guide them and help them make wise investments!

So, you're finding it tough to get your offers accepted?

The truth is sometimes, it Is the nature of the market. But sometimes, it may be you. Here are some of the reasons your offer may not be getting accepted...

1) You're not being flexible on the closing date.
If your seller needs more time to move, be okay with a later closing date. It can make your offer more appealing and makes you at least *seem* like a laid-back, down-to-earth buyer, which, BTW, sellers love.

2) You're not being flexible with contingencies.
I recommend consulting with your agent on this, but in a hot market, a 'cleaner' offer may lead to better results.

3) You're not being responsive.
Buying a house can be first come, first served. Don’t lose out because you weren’t quick to respond.

4) You're not willing to get your financing in order first.
A pre-approval tells sellers, 'I'm serious and not here to play.' So get your stuff in order FIRST, then make an offer that’s all buttoned up.

You can’t control everything, but for the things you can, you absolutely should. And in this market, the name of the game is flexibility, compromise, and preparation. If you need an agent who can help you strike that balance, slide into my DMs - I'd love to chat!

Gentle reminder today that curb appeal makes all the difference when selling your home. 

You know the curb appeal trifecta: mulch, seasonal color, and a pressure-sprayed driveway. But you're gonna need to add these three if you want to level up your outdoor game: 

1) Illuminate walkways. Would-be buyers are sure to do a nighttime drive-by (trust me, they will). Ambient outdoor lighting will have them oohing and ahhing. (Quick tip: Solar lights make this a cinch.)

2) Update porch lights. Replace crooked, outdated, or rusty porch lights with something fresh and modern. Your local home improvement store and a couple of hours are all you need. 

3) Add seating with outdoor throw pillows. Everyone dreams of a breezy afternoon in the yard, sipping a cold glass of lemonade. Add seating to give buyers an exact place to do just that.
