FYI. Very important. Even if you’re only kind of thinking about buying or selling in AZ. Please read …. Huge changes effective Aug 1st.

This one mostly affects buyers. All agents/realtors in Arizona can no longer show homes on the fly.

Ex. 1➡️ Find home on Zillow and request tour with an agent. No more impromptu showings.
Ex. 2➡️ Call your friend/agent because you found a property you like and really want to see it. No. They can’t just show you the house.

As of August 1st. All agents must have Buyer Broker Agreement signed before showing you a house. Fines for non-compliance are hefty.
$0.00 is needed when you sign this form. Can be cancelled anytime.

If agent/realtor gets weird about canceling Agreement per your request. Just ask for broker’s name and contact info. Or, look it up on AZ dept of real estate website. It’s easy.

No agent, realtor or broker is magically exempt or above this big change in AZ real estate. If they say differently, then you might want to find another option.

It’s happened over and over. Inflation goes up or down, then Mortgage rates do the same. Since inflation rate has decreased, the historical trend says mortgage rate will decrease too.
