The housing market in the Phoenix metro area is balanced but leaning on the buyers side. We still have a short supply of homes available in the local market, but with the current rate of inflation and the rising mortgage rates we have fewer active buyers.

Those who are selling are seeing longer days on markets, in many cases weeks, and they are offering seller concessions. If you have a need to move and you have the financials to support it, it truly is a great time to buy. In today's market you have the ability to shop around, ask for repairs or upgrades, ask for the seller to buy down your interest rate and the list continues.

Mortgage companies are bringing back down payment assistance programs, and you have may have the option to assume the sellers current loan giving you their lower interest rate. There are so many options available to buyers right now than we have seen in in recent years.

If you don't need to sell or buy right now then I would suggest you wait, but if the need is real, don't be afraid to take that step. Obtain the advice of an agent in your desired area and look at the options available to you. Have questions, give me call.

The 100+ degree days are behind us, it's time to enjoy the outdoors, turn off the AC, and prepare for the cooler months.

A couple tips to help stay warm without increasing cost:

🍁Remove sun screens from the windows allowing more sun to enter.
🍁Ceiling fans adjust their direction. Did you know there is a switch on them to
change their direction? In the summer you want your fan to run counter clockwise
to push down the cooler air and in the winter you want it to run clockwise to pull
the cooler air upwards and push warm air down.
🍁Pull out extra blankets and warmer cloths, socks and hats are key to staying warm.
🍁Stay active. Physical activity increases blood flow and helps reduce seasonal
disorders.
🍁Drink warm beverages and reduce your alcohol intake.
