Sometimes that’s true. But not always. I recently helped a client who wanted to keep their current home as a rental instead of selling it. The assumption was they couldn’t move forward until they found a tenant. But one of the programs we offer works differently: depending on the scenario, a Letter of Intent to rent the home within 90 days, combined with enough equity, may be enough to offset the existing mortgage payment. No signed lease. No waiting for a tenant before having the conversation.

Every borrower is different, and there are qualification requirements. But don’t lose a move-up buyer because you assumed there wasn’t another option. Sometimes the difference between “not yet” and “let’s go” is simply asking a different lender.

If you have a client trying to buy before renting or selling their current home, call me before you tell them they have to wait. It might be a five-minute conversation that saves the deal.

Feeling nostalgic today, thinking about my dad.

The Berkeley Marina was his sanctuary back in the 70s. He’d bring me along to fish and walk the shoreline, flipping rocks to find shore crabs and driftwood.

Decades later, I brought my own kids to those same spots — reliving those moments all over again. Turning over rocks to find the crabs is still the highlight. Watching them scurry sideways never gets old.

This place will always hold a piece of him for me.

One of the biggest mistakes I see people make when buying out of state is starting over with a new loan officer. 🗺️

Land deal in Idaho? Down payment assistance in Montana? Investment property in Arizona? Helping your son or daughter buy near college in Texas? We’ve handled all of it. Crossing state lines doesn’t mean you have to start over.
