Have you ruled out new construction because you assume it will cost more? It may be worth another look. New construction accounted for nearly 3 out of every 10 Maricopa closings in August, and builders are still competing for buyers. Some are offering reduced prices, closing-cost assistance, or financing well below today’s average mortgage rate, including temporary rates beginning in the 2s and longer-term rates in the 4s on select homes. That doesn’t automatically make a new build the best choice. The purchase price, lot premium, taxes, HOA, financing terms, and total monthly payment all need to be compared. If you’re curious about new construction, contact me before visiting the models. I can help you compare builders, incentives, and resale options, and make sure you understand the complete cost before making a decision.

August’s Maricopa numbers tell a pretty clear story about pricing.

Resale homes that never needed a price reduction went under contract in a median of 34 days. Homes that started too high and later reduced took 103 days, and finished about $34,500 below their original asking price after concessions. Pricing correctly doesn’t mean pricing low. It means looking closely at recent neighborhood sales, current competition, the home’s condition, and what builders are offering.

Maricopa is still in its off-season, and buyers have plenty of choices. There are currently around 628 homes available, and homes are averaging about 81 days on the market.

If you don’t need to sell right now, waiting for our winter visitors to return may make sense. But if you do need to sell, pricing and preparation matter more than ever.

Buyers are comparing your home to other resales and to new construction offering price reductions and incentives. A clean, well-maintained home with professional photos, strong marketing, and the right price from the beginning has a much better chance of standing out.

Well hello, September! 🍂🌵

After that late-August heat wave, waking up to 74 degrees this morning felt like Arizona was apologizing. 😂 I know we’re not done with the heat quite yet, but cooler mornings are coming… and you know what comes next? Different colored license plates start popping up around Maricopa! 🚗☀️ Our winter visitors will soon be making their way back, and with them usually comes some added activity in our real estate market from buyers looking for a winter home of their own.
So while most of the country is getting ready for sweaters and falling leaves, we’re getting ready to head back outside, open the patios and remember why we live in Arizona. 😎

Move-in ready usually means the home is safe, functional, and ready to live in from day one.

✨ It CAN mean:

✔️ The home is clean and livable

🏡 Another closing day! This is the second time this summer I’ve helped an investor find a rental property, but this one came with a little twist. It was much more home than he originally planned to buy, but he saw the long-term potential. A fabulous floorplan, a great neighborhood, and a home that just needs some love after several years of neglect. He’s excited to bring it back to life, and I’m excited to see the transformation!
