Wow... I can't believe it's been five years already! 🚗☕

Facebook reminded me that this was the announcement for our very first Cars & Coffee at Top Fuel Espresso back in July of 2021.

What started as a simple idea to get a few car enthusiasts together for coffee has grown into an amazing community. We've welcomed everything from classics and muscle cars to imports, trucks, exotics, motorcycles, and everything in between. More importantly, we've made a lot of great friends along the way.

A huge thank you to everyone who's come out over the past five years, brought a vehicle, invited a friend, grabbed a coffee, or simply stopped by to enjoy the morning. And a special thank you to Jessica, Jim and the team at Top Fuel Espresso for continuing to host us month after month.

We're just getting started.

Our next meet is Saturday, August 22nd, and we'd love to see you there.

Today, America celebrates 250 years of independence.

Old Orange has been part of my family's story for decades, and it felt like the perfect way to celebrate this milestone.

Wishing you and your family a safe, happy, and memorable Fourth of July.

Happy Independence Day! 🇺🇸

THIN MINT CONSPIRACY THEORY CONFIRMED. 🍪

I kept seeing reels claiming the Dollar Tree “Fudge Mint Cookies” were basically the same thing as Girl Scout Thin Mints… same manufacturer, same ingredients, same taste.

So naturally, I had to investigate. 🕵️‍♂️

Picked up a box for $1.25, filmed the unboxing, and recruited loan officer extraordinaire Elliott Williams for a blind-ish taste test.

Verdict?
We both agreed… they taste IDENTICAL. 😳

The Girl Scout version may have a slightly thicker chocolate coating and darker cookie, but flavor-wise? It’s the same.

The wild part:
🍪 Available year round
💵 $1.25 vs $6
🤯 Same manufacturer: Interbake Foods

That said… I’ll still happily buy Girl Scout cookies to support the organization. But if it’s July and you’ve got a Thin Mint craving? Dollar Tree might have your back! 🤣

As the temps climb here in Arizona, something else tends to pick up too… activity at vacant homes.

It’s not something most people think about, but vacant listings can become easy targets this time of year. Whether you’re a buyer, agent, or just curious walking through an open house, it’s worth slowing down and staying aware.

When I’m showing homes, I treat every vacant property with a little extra caution. Quick knock. Announce myself. Take a second to listen. Stay aware of my surroundings.

Nothing dramatic, just being prepared.

Real estate is usually pretty routine… until it’s not. A little awareness goes a long way.

If you’re out touring homes this season, just keep it in mind and stay safe out there.
