12/22 vs 12/23 Housing Update. Inventory DOWN so Prices go UP. Rates down to around 6.5% from a high of 8% in 10/22 so BUYERS taken advantage of them, hence Inventory down. Great time to sell as we need Inventory and great time to sell too w rates down, let's do this!

2023 October Housing Market, 10/23 vs 9/23 vs 10/22. Still a "very odd market" unlike ever seen before. "Normally" when rates rise, some buyers bail, so inventory usually goes up which causes prices to go down. "Usually". BUT, as you can see, although rates rose causing less buyers, inventory has strangely gone down & prices keep rising. Interesting stats: cash buyers at a 9 year high, no surprise with rates close to 8%, average age of sellers is 60, average sellers have lived in their homes 10 years, 40% of current escrows the sellers gave the buyers concessions (cash), mostly to buy down the rate, due to lack of inventory 40% of the very clean updated homes are getting multi offers, 23% of sellers are moving to be closer to family/friend's, clean turn key homes are selling in less than 2 weeks. 4700 homes sold in Oct so yes people are still buying and selling.

8/22 vs 8/23 Housing Market Update well sort of.. only a sellers market if sellers are willing to sell and most aren't due to their low mortgages and rates. Need a PRO business admin back in charge! Still may be good time to buy? Prices keep going up so maybe buy now and refi IF rates drop? Just a thought.
