Jack and Mary were the parents of my brother in-law. He informed me about how his parents are looking to sell there home and move into a new build.

Looking at comps there was a home that was under contract for $10k under what I felt we should list the home. The market was hot and not a lot of homes available for sale.

When we put it on the market people were putting offer left and right but the strongest offers came from investors that were cash offers. I had 3 investors with cash trying to get this house and the one offer that beat all the rest was the offer talking the home as is, Earnest money being non refundable after offer acceptance and $25k above asking price with no appraisal.

Needless to say my clients were thrilled! We got way more than what we originally thought we could sell the house for!
