Don’t be the house that sits on market for 60, 90, 120+ days on market without any real activity.

Listing your home at the right price is crucial in today’s competitive market where buyers have plenty of options to choose from and time to compare and negotiate.

I’ve still seen homes go into bidding wars because of how they are priced. Don’t have your house sit on the sidelines.

Is it the right time to buy or sell?

A common question many people are asking.

Some Stats that jump out:

- Current average days on market is 84 days.

- Current inventory is at about 4.5 months

- Average sale price in AZ is $609,000.00

A healthy market has about 2-2.5 months of inventory. With the amount of time homes are sitting on market, this gives buyers the opportunity of time to compare and negotiate.
For sellers, the biggest difference between having your home sell within 30 days or 180 days is pricing appropriately. Homes have the best opportunity to sell within the first 2 weeks of listing.
With that being said the average sale price is north of 600k meaning that this is still a healthy market for sellers.
