👉 When you buy a home in Arizona, the seller provides a Seller’s Property Disclosure Statement (SPDS).

This is a written form where the seller shares what they know about the property’s condition.

It typically includes details the seller knows about:
✔️ Roof & past leaks
✔️ HVAC, plumbing & electrical systems
✔️ Repairs or renovations, plus contractor information
✔️ Termite history
✔️ Pool equipment
✔️ Sewer or septic
✔️ Whether the property is near an airport
✔️ Where the mailbox is located
✔️ Utility providers for the home
✔️ HOA information
✔️ And so much more

⚠️ Disclosures protect both sides ⚠️

For buyers 👇
🔸️They provide transparency.
🔸️ They help uncover potential red flags early.
🔸️ They allow buyers to make informed decisions before closing.

For sellers 👇

The SPDS is a starting point NOT a substitute for inspections. Buyers should still verify anything important to them.

‼️Real talk: Scheduling showings feel like Olympic gymnastics 🤸‍♀️

🏡 It’s a lot more than just “showing up and unlocking the door.” 🔑

🧩 Before a single house is toured, there’s a whole logistics puzzle happening behind the scenes

👇Here’s what that process often looks like 👇

🗺️ Mapping locations & distance: Homes need to be mapped out so drive time makes sense. Showing homes across town without a plan can waste hours.

⏰ Timing matters: Each showing has a time window. Some are 15 minutes, some 30, some longer and they can’t overlap.

📆 Property availability: Not all homes are available anytime. Some sellers only allow: Certain days. Certain hours. Advance notice

🧑‍🤝‍🧑 Buyer availability matters: Buyers have work schedules, family commitments, and real life happening. We have to match seller availability and buyer availability which can be a challenge.

🐶 Real life situations: I currently have a showing that’s especially tricky to schedule. The sellers have 7 dogs and one works from home. Scheduling properties like this one can be a challenge.

📲 Scheduling systems & instructions: We use specialized apps to request showings, receive approvals, and get instructions. Sometimes it’s instant. Sometimes it’s not.

📞 Agent-to-agent communication: Many times, I still need to call or message the listing agent. I ask questions. Confirm details. Clarify access. Coordinate special circumstances.

✨️ Showing homes can feel like gymnastics of scheduling 🤸‍♀️

✨️ Twisting timelines. Balancing calendars. Lining everything up just right.

👉 Home showings aren’t random. They’re planned. They’re coordinated.

Sometimes, they take hours of communication and problem-solving before we ever walk through the door.

Contingencies are protection steps for the buyer. They give the buyer time to make sure everything feels right before moving forward. ✅🔍

3 Most Common Contingencies:
🛠️ Inspection contingency
The buyer gets time to inspect the home. If problems are found, the buyer and seller can work together on a solution. The buyer also has protection to step away from the contract during this time if the home is not the right fit.

💰 Loan contingency
The buyer gets time to finish loan approval. If the loan cannot be approved, the buyer has protection and can step away safely.

📊 Appraisal contingency
The lender checks the home’s value. If the value is lower than expected, the buyer has protection and time to decide the best next step.

👉 Contingencies create space to learn, decide, and move forward only when everything feels right.

📊Inventory = the number of homes currently for sale

🔸Inventory levels impact everything...Pricing. Competition. Time on Market. And more.

📉 LOW Inventory

1️⃣ Fewer homes to choose from

3️⃣ Higher prices

4️⃣ Homes sell faster

5️⃣ Sellers often see multiple offers

📈 HIGH Inventory

⛰️ Most people shop for a home based on the house itself. Outdoor people shop based on the life they want to live from that house.
💯 The truth is… if access to movement, fresh air, and nature requires planning, driving, and extra effort...it happens less often.
👇Here are a few things to pay attention to:
1️⃣ What can you access directly from your front door:
Can you walk, ride, or run without getting in your car? Trails, canals, greenbelts, and even quiet streets make a huge difference in your daily consistency.
2️⃣ Pay attention to proximity, not just distance:
Two miles sounds close. But if it requires driving, parking, and coordinating time, it creates friction. Convenience creates habits.
3️⃣ Look beyond the house....study the surroundings:
Are there shaded paths? Bike lanes? Parks? Places where you can reset mentally after a long day? Your environment either supports your health or pulls you away from it.
4️⃣ Picture your real daily routine:
Where will you go on a Tuesday morning? After work? On a Sunday evening?
🤔 This is something I help my clients think through carefully. Not just how a home looks, but how it supports their energy, mental clarity, and lifestyle long after closing.

🏡💰 Let’s Talk Settlement Statements & Property Taxes
Ever look at your closing disclosure or settlement sheet and think, “Why is property tax showing as BOTH a credit and a debit?” 🤔
You’re not alone. This is one of the most common questions at closing!
Here’s the Straight Shooter breakdown 👇
📌 Property taxes are paid in arrears. That means you’re paying for time that has already passed. Not future months.
📌 The seller gets charged (debit) for the taxes they owe up until closing. They lived in the home during that time so that is what they owe.
📌 The buyer gets a credit. This offsets the fact that you will eventually pay the full tax bill when it comes due. Even though you didn’t live in the home all year.
📌 It keeps everything fair and balanced. Everyone pays their share for the time they owned the home. No more, no less. ⚖️
So yes, seeing a debit AND a credit for taxes is normal. And it’s actually a good sign that the settlement statement is calculated correctly! ✔️

💄💅 Real Estate Isn’t Always Glamorous!
Allergies are absolutely winning today 😅
Woke up feeling completely beat down. Sinuses on fire. Head foggy. Chest congested. Just one of those days.
Neti pot ✔️
Allergy meds ✔️
Hydration ✔️
But here’s the thing… I have three clients who flew in from out of state this week to tour homes.
🎉 They carved out time. They booked flights. They’re excited about the possibility of a new chapter.
👉 And that matters!!
💯 Real estate isn’t always glamorous. It’s early mornings. It’s long days. It’s pushing through when you don’t feel 100%.
