I am also actively involved in the development of a 26+ acre business park and 10 acre multi-family projects in the City of Maricopa as an owner with my father and three commercial construction company owners as partners. Prior to being a Realtor:
The vast majority of my career prior to being a licensed agent and Realtor® was spent building businesses with my father in the real estate industry but nothing to do with Agency or being a Realtor®. After returning from Eckerd College in late 1997, the plan was really to find a career or business opportunity away from my father's businesses before possibly working together. By March of 1998 we were working with $400,000 from a local Gilbert farm family to start a fix n flip business together. We went from buying our own properties at the auctions with about 2 million of inventory at any one time to being one of the top 3 dominant auction buyers in Maricopa County Arizona from about 2002 to 2007, and operating in 6 Western US States at the peak. During that same time period, from early 1998 to late 2010, I was either directly or indirectly involved in multiple development projects that my father and the other businesses in the building we owned and ran our businesses out of. Some of those included turning an old movie theater into a charter school, an 80 + acre development in and around the San Marcos Golf Course in Chandler Arizona, multiple office building developments, and the due diligence and acquisition of over half the condos in three connecting HOA's totaling nearly 700 units. Also from about late 2004 until around 2007 my wife at the time and I bought into and opened our first pizza franchise restaurant, Nick n Willy's Take n Bake Pizza. As you may or may not gather from the rest of this application, sometimes we have taken on a bit more than we may have been able to chew. I had to shut down the one we opened ourselves, including negotiating our way out of that guaranteed lease, almost six figures settlement by itself. In 2007 I got my real estate license to begin liquidating our own REO properties. Most of 2007 to 2009 was spent dealing with the collapse and implosion of these two businesses. By 2010 I was moving on to my next investment business in real estate for a couple of years before deciding to use my real estate license to be a full time Realtor® to pay my bills, control my time and then build equity again once I had the opportunity.

Arizona remained a top destination for domestic movers, according to recently released geographic mobility data from the U.S. Census Bureau.

About 234,900 residents moved into Arizona from other states and Washington, D.C., in 2024, while about 179,800 moved out. The resulting net change of about 55,100 people ranks Arizona as the nation’s fourth-largest recipient of net state-to-state inflows, trailing only Texas, Florida and North Carolina.

Demographics have long been a strength of the state. Relative affordability, greater job opportunity and the nonwinter climate form an appealing draw attracting residents. Maricopa County, the principal county of Phoenix and the fourth-largest in the nation, regularly ranks among the fastest-growing counties in the United States.

These sustained population gains provide a broad tailwind for growth in both the local economy and commercial real estate demand.

Twenty-seven states saw more residents move to Arizona than vice versa, led by far by California.

The Golden State accounted for about 24,200 in net migration in 2024, on pace with the next five states combined. Arizona's comparatively low cost of both living and doing business has resulted in a consistent source of relocations from California for residents and businesses alike.

In addition to high-cost coastal states, areas throughout the Midwest continue to lose people to Arizona. Ohio was the third-largest source of domestic net migration, with Indiana, Michigan, Minnesota, Illinois and Iowa also in the top 10. The sunny weather and an expanding local economy are often draws for Midwesterners, despite a potentially higher cost of living.

Fourteen states gained more people from Arizona than they lost, and nine were essentially flat, calculated as a net change of less than plus or minus 300 residents. Kansas and Texas topped the list as the top destinations for Arizonans leaving the state on a net basis.

Moving forward, Arizona’s core structural advantages, including relative housing affordability, a strong and diverse economy, a favorable climate and a comparatively light regulatory environment, will likely continue to support population growth.

Downside risks include tighter immigration policies, which could dampen international net migration, a growing and increasingly large contributor to overall population growth.
