As we move through early Q3, I’m keeping a close eye on the latest shifts in the US housing market. Existing-home sales dipped 1.7% month-over-month, but it’s notable that they’re still up 0.7% from last year—evidence that completed transactions are just outpacing last summer’s numbers. Median home prices have climbed to $434,100, marking 37 consecutive months of yearly gains and continuing to build equity for many homeowners. Inventory remains tight, ending early Q3 at 1.54 million homes (down 1.9% month-over-month and 0.6% year-over-year), so it’s as important as ever for buyers to watch available listings closely. Interestingly, nationwide housing affordability improved even as prices rose, meaning buyers who are prepared could find valuable opportunities as the right mix of value, timing, and options falls into place. With mortgage rates hovering in the high-6% range for a 30-year fixed loan, any movement downward could make a difference as the summer market unfolds.
