This sale involved more than simply preparing a home for the market. As an estate sale, careful attention was required every step of the way, from coordinating documentation and disclosures to preparing the property for today’s market.

Another closing in Old Stone Ranch! 🏡

What began as a home search in Ahwatukee eventually led these buyers to South Chandler, where they fell in love with the family-friendly neighborhoods, highly regarded schools, and sense of community.

Today they closed on a beautiful home with plenty of room to grow, an incredible backyard, and everything they hoped to find for this next chapter.

I am especially grateful for the opportunity to help another family in Old Stone Ranch. With this closing, I have now helped clients buy or sell five homes in the community, with a sixth currently under contract.

One thing I’m seeing consistently in today’s market:

Buyers are placing a premium on homes that feel move-in ready.

Even when buyers have the budget for updates, many are feeling overwhelmed by the idea of taking on big projects after closing. Presentation, maintenance, cleanliness, paint, flooring, lighting, landscaping, and overall condition matter more than ever right now.

That doesn’t mean every home has to be fully remodeled. It just means strategy, preparation, and understanding buyer psychology are important in this market.
