New build walkthrough day!

My first-time homebuyers couldn’t be here in person, so their mom and I were their eyes on the ground - walking through everything, taking lots of photos and videos, and leaving behind plenty of blue tape. 😅

✨ SOLD in 17 days! ✨

This Chandler home was so well cared for by my sellers, and they were truly wonderful to work with from start to finish.

Before we ever hit the market, they took the time to prep, clean, make updates and tie up loose ends so the home showed its best from day one. After one quick price adjustment, we saw a significant increase in activity and were soon under contract!

Our buyers had a home to sell, so we took the time to carefully evaluate their offer AND the contract on their current home before moving forward. Two homes, two closings, one day, and everything went off without a hitch. 🙌

So happy for my sellers as they close this chapter and move on to what’s next. ❤️

SAVE YOUR RECEIPTS 🏡

One of my simple homeowner tips: keep documentation for the work you do on your home.

Remodels, major repairs, insurance claims, warranties, invoices and receipts are all worth saving.

You may need that documentation to access warranty work later, share information with a future buyer, or provide an appraiser with documentation of significant improvements to the home.

My suggestion? Keep one digital folder for your home and add to it as you go. Future you will be glad you did. 😊

I’ve known Matt since I was 23, which somehow means we’ve known each other for 23 years. 😳

This is the second time I’ve had the opportunity to help Matt and Miriam with a real estate transaction, and this time it’s an investment property in Mesa.

We did our final walkthrough today and they’ll be closing later this week!

When showing activity wasn’t where we wanted it to be, my sellers were willing to respond quickly with a strategic price adjustment, and it worked! The change opened the floodgates, bringing a significant increase in interest and ultimately a strong offer.

One of the questions I get from sellers is whether it’s better to complete a project before listing or simply offer the buyer a credit.

In many cases, the completed project creates a much stronger first impression and helps buyers emotionally connect with the home. In this video, I share a recent example where replacing the carpet made a bigger impact than offering a credit likely would have.

Every home is different, but it’s worth looking at the return on investment before deciding.
