The Arizona market is feeling a little more August than autumn right now. Rates have crept up, while prices are holding steadier than transaction counts. The average price per square foot dipped 2.2% from last month but remains 3.9% higher than last year. Here’s the good news: the numbers aren’t exactly throwing a monsoon tantrum.
The average price per square foot is down a bit from last month but still ahead of last year, and the median sales price is holding up too. Sellers are getting about 97% of their asking price, so buyers and sellers are still finding some middle ground. We could see a little more price softening over the next 6 to 8 weeks, but as always, the market loves to remind us that none of us have a crystal ball.
