I bought my first home in 2015 for $205k, with a cosigner and 3.5% down loan... I absolutely could not afford it. I remember showing up to the bank in person with scrapped together cash on the 15th of every month, just barely making the payments on time.

I closed on it and immediately rented it to family, then rented it to a friend. All just at break even. Once they left, I partnered w/ family to rehab it and flip it (they cut the checks. I contracted and did most of the work). Ended up with a check after closing for like $15,000... so after accounting for the initial down payment of $8,000, I ended up $7,000. Still broke.

Below is before and after photos of the kitchen of that home. Back in 2015, this entire kitchen remodel w/ custom cabinets, marble tops, all appliances, & backsplash was less than $15,000 all in. Times have changed.

Idk what the point of this story is. I just thought about it and decided to write it down.
