As temps drop, pests start looking for a warm place to spend the winter (aka your house). Get ahead of them:

🔍 Seal gaps around windows, doors, and where pipes or wires enter the house
🪟 Repair torn window and door screens
🐭 Check your attic, garage, and crawl space for signs of mice
🪵 Keep firewood and mulch away from your foundation
🌿 Trim back shrubs touching the siding

Sellers often focus on the sale price and forget what comes out of it. In Virginia, sellers commonly cover:

📄 Grantor's tax, a state tax on the deed that's customarily paid by the seller
🏦 Mortgage payoff (including interest through the closing date)
🤝 Agent commissions and any negotiated buyer concessions
🧾 Prorated property taxes and HOA dues

And gather these early:
🔧 Permits for past renovations (finished basement? new deck?)
📘 Appliance manuals and warranties
💡 Average utility bills, which buyers love to see

Sellers pour energy into big upgrades and forget the details that shape a first impression:

🍁 Clogged gutters and leaf-covered walkways
💡 Burned-out porch and closet bulbs
🚪 Sticky doors, loose handrails, dripping faucets
🔥 An HVAC system that hasn't been serviced (buyers WILL ask before winter)
🐜 A termite/wood-destroying insect inspection, which many Virginia buyers and lenders request

None of these are expensive. All of them can show up on an inspection report and turn into a negotiation.

🏡 Selling in an HOA or condo community in Virginia? Don't forget THIS. 👇

Virginia law requires sellers in most HOA and condo communities to provide buyers a resale disclosure packet (often called the resale certificate). It comes from your association or management company, can take several days, and comes with a fee.

The part sellers forget: buyers can generally cancel within a few days of receiving it. Order it late, and that clock starts late too, which can push back your closing.

✅ Order it as soon as you list
✅ Check it for open violations (that shed, fence, or paint color!)
✅ Budget for the fee
