What a great training today! Our very own Dee Owens led our agents through the tips, strategies, and real-world techniques she has used to make open houses such a successful part of her business over the years.

We were also joined by her son, Tim Owens, creator of the QR RealEstate app, and John Bartolozzi with CMG Home Loans. Such a well-attended and informative session, and we’re especially excited for our agents to now have access to this new app and program to help them take their open houses to the next level.

🏡 The Latest in Northern Virginia Real Estate: Where Things Stand Right Now

The market is shifting — and buyers who understand it are winning.
Housing inventory in Northern Virginia is up 11% to 4,792 homes. Sales over the last 7 days? Just 399 — the lowest for this week since I started tracking numbers in 2005. We're now sitting on a 3-month supply for the first time since the 2nd week of December 2015.

Zoom out further: inventory is up 58% vs. the 5-year average, and new contracts are down 54% over that same benchmark. Showings ticked up 12% week-over-week across Bright MLS, but new contracts still fell 20% here in Northern Virginia and 21% in Greater Piedmont (where active listings are up a staggering 87% vs. the 3-year average).

Translation: more homes, fewer buyers moving fast. That's leverage — if you know how to use it. Call me to learn more.
For Buyers Builders are stepping up. We're seeing incentives in the $40K range off a $500K home. Before you use money to buy down your rate, think about this: cash toward closing costs often moves the needle more than a lower sales price — and keeping cash liquid (investments, high-yield savings) can beat a rate buydown in the long run.

For Sellers Concessions only work if buyers know about them. Put it on the sign. Put it in the photos. "$20,000 closing cost credit" on your primary listing photo does more than burying it in the remarks. And set expectations early — contracts are taking up to 60 days to come together right now.

The bigger picture: oil is holding above $100/barrel. Retail sales got revised down. Inflation's still running hot, and the Fed moved rates again on the 16th. The 10-year Treasury has pushed above 5%, and mortgage rates follow that lead — buyers start feeling real hesitation once rates brush up against 7%.

But here's the thing: people don't stop moving because of interest rates. Divorce, death, financial stress, relocation, growing families — life doesn't wait for a "good" market. Transactions keep happening.
(Fun fact: Realtor.com says Sept 27–Oct 3 is shaping up to be one of the best weeks to buy all year.)

The market's changing. The opportunities haven't disappeared — they've just moved.

❤️ Global REMAX Week is almost here, and we are so excited to participate again this year!

Giving back is one of the core values at REMAX GATEWAY, and Global REMAX Week has become one of our favorite weeks of the year. It gives our agents and staff the opportunity to step outside of the day-to-day business of real estate and come together to serve the communities we are so fortunate to be a part of.

From October 4–10, we have 10 different service opportunities planned for our agents, including volunteering at a family shelter in Warrenton, a therapeutic horseback riding center in Aldie, Box of Basics in Manassas, Women Giving Back in Sterling, and several other wonderful local organizations.

We’ll wrap up the week on Saturday by coming together as a team for the Walk to End Alzheimer’s in Manassas, supporting a cause that touches so many families in our community.

We are grateful for the opportunity to serve, give back, and make even a small difference alongside one another. Real estate may be what brings us together, but community is at the heart of what we do.

We can’t wait for another meaningful ❤️💙
