Having worked with various professionals in several fields, I have to mention that I am extremely impressed with Greg's professionalism. His work ethic is stupendous and his response time is impeccable. I actually had a different realtor who wanted to sell my home. After 3 weeks of waiting on him with no updates and several trips 7 hours round-trip back and forth to the property to take care of turning on utilities, Greg offered his services. Although reluctant to change, I gave my previous realtor one more chance to update me with a status on the property but he supplied me with only two contractors who might stop by the next weekend to assess and give me estimates.
At this point, I decided, the previous realtor was just not a good fit for the sale of my home since we were in mid-July. I asked Greg to represent me around 7pm and he was at the property until midnight and wrote up a proposal of all the renovations to be made and even gave me an estimated sale price. Talk about service!
After this, Greg understood that I was out of state several hours away and very busy. He explained each process to me in detail and took care of all of the details from start to finish. He updated me though texts and emails several times a day.
First, to obtain the contractors' estimates so I could make the decisions on which contractors would be performing the work. Since it was a rental property previously, so much had to be done. Greg was at my home every other day supervising the contractors to ensure they did everything correctly. He even served as my liaison to submit payments to the contractors. He had them re-do everything that was not done up to standard.
Second, Greg contacted some of the contractors and persuaded them to work with me on timing and to rush services in order to get my home on the market before the fall. Greg advised me on the best selections for sale of the home but also allowed me to always make the final selection between contractors he recommended and contractors I found from others. This included painting, indoor and outdoor repairs, new carpet and LVP flooring and painting cabinets.
Third, once the contractors did their portions, Greg added the final touches such as selecting the light fixtures, door locks, and even filling in the grooves between the walls and counters and painting the bathroom cabinets to match the new flooring which was not in the original plan. At one point, he spent 3 hours removing stickers that were glued on a glass door panel by my previous tenants. This showed me that Greg was very patient and goes with the flow. He does what needs to be done and anticipates problems early and comes up with solutions.
Finally, Greg worked with home inspector who left water leaking and had that cleaned and fixed. Greg found additional workers to complete the minor fixes required by the HOA. Greg obtained the HOA documents for sale and provided them to the buyer's realtor. All I can say is that I was completely ignorant to the entire home sale process and if I did not have Greg as my realtor, my home would have sold for at least $100,000 less or still been on the market. Greg sold my home with 0 days on market! The house looked amazing but Greg also has talent with taking photographs. Having worked with other pushy realtors, it is really nice to have such a laid back but hard-working professional who gets the job done better and quicker remaining calm.
