Happy National Dog Day! 🐶❤️

Buying a home in the Shenandoah Valley with a four-legged family member in the picture? Here are 5 things every dog owner should think about BEFORE falling in love with a house 👇

🐾 01 – Yard size + fencing
That “huge backyard” doesn’t help much if it isn’t fenced, level, or actually usable for your pup. Look closely at the yard—not just the square footage!

🐾 02 – HOA pet rules
If you’re looking in communities around Front Royal, Wi******er, Stephens City or Middletown, check HOA rules before you fall head-over-heels for the house. Pet restrictions can vary.

🐾 03 – Parks + trails nearby
Because sometimes your dog needs more than a backyard! Check out Skyline Drive & Shenandoah National Park, Skyline Caverns area, Jim Barnett Park in Wi******er, and the trails around Front Royal and the Shenandoah River for places to get those four-legged zoomies out. 🐕🌳

🐾 04 – Flooring matters
Beautiful hardwood floors are gorgeous…but muddy paws, nails and Shenandoah Valley adventures can be a whole different story. Think durable and easy-to-clean when house hunting.

🐾 05 – Walkability
A neighborhood where you can safely walk the dog without loading everyone into the car every time is a BIG bonus. Look at sidewalks, quiet streets, green spaces and access to trails.

Well, maybe not a liar, but misinformed.😉

When a seller tells me:

“I know exactly what my house is worth.”

And I’m looking at the comps like…
“Ma’am… the numbers are not numbering.” 😂

Being a Realtor means sometimes I have to tell you what you NEED to hear instead of what you want to hear.

And yes… sometimes the boot fits. 👢😏

You know you are officially a Northern Shenandoah Valley local when…

😂 You have a very strong opinion about the best pizza—whether it’s Melting Pot Pizza in Front Royal, Claudio’s in Wi******er, or somewhere else you’ll defend to the death.

🚗 You know exactly how to navigate—or avoid—traffic on I-66, Route 55 and Route 7.

🍎 You don’t need directions to The Apple House. You just say, “Let’s get donuts.”

🏔️ When visitors ask what to do, you immediately mention Skyline Drive, Shenandoah National Park, the river, or downtown Front Royal.

🍦 You know Spelunker’s is more than a burger stop—it’s a Front Royal rite of passage.

🌳 In Wi******er, “downtown” means Old Town and the Loudoun Street Walking Mall.

🗺️ You give directions by landmarks: the Apple Blossom Mall, the river, or The Apple House.
