This is our every Thursday night restaurant! We go here after Bible Study every week. My favorites are the spaghetti with meatballs and pizza and Tim's are the hamburger sub and wings. He is the wing expert and says they are the best around! They also have the kindest owner who is always there to welcome us. Go check them out at 2644 Valley Ave, Wi******er, VA! Who else loves it here and what is your favorite meal?!🍕

If you’re thinking about moving to Front Royal or Wi******er, VA, there are things I wish someone had told me before I got here… and things my clients always say after they move in 👇

Here is the real insider info 📍

01 — The traffic isn’t “big city bad”… until it’s a Shenandoah Valley weekend
Everyone talks about how peaceful life is here (and it is), but nobody warns you about I-81 backups on Friday afternoons, Skyline Drive traffic during peak fall foliage, or Route 50 through Wi******er during Apple Blossom week. Locals know the backroads through Stephens City, Cedarville, and around Riverton to save time.

02 — Some of the “quiet” neighborhoods are actually the hidden gems
People moving here often focus on downtown only, but neighborhoods like Lake Frederick, Meadow Branch, Snowden Bridge, and the tree-lined streets near Handley High School are where people end up falling in love. More space, better views, and still close to everything.

03 — You WILL become obsessed with certain local spots
You’ll say you’re “just grabbing coffee” at Hideaway Café or stopping by Water Street Kitchen for some quiche… and suddenly it becomes part of your weekly routine. Same with walking downtown Wi******er on the Loudoun Street Mall or grabbing ice cream at C & C Frozen Treats after an evening at Bing Crosby Stadium.

04 — The community feel surprises people the most
This area still feels genuinely connected. People show up for Friday night football, farmers markets, parades, Apple Blossom events, and small business openings. In Front Royal especially, it still has that “neighbors know neighbors” feeling that’s hard to find now.

05 — The outdoor lifestyle changes everything
Once you live this close to Skyline Drive, Shenandoah National Park, the Shenandoah River, and Appalachian Trail access points… it becomes your normal. Kayaking after work, hiking on weekends, mountain views during your commute — it’s hard to leave once you get used to it.

06 — Housing here moves FAST when priced right
Compared to Northern Virginia, buyers are often shocked at how much more space and land you can get here. But the best homes in Wi******er and Front Royal still move quickly, especially updated properties near downtown, golf communities, or homes with mountain views.

07 — Fall here feels like a Hallmark movie
You don’t fully understand Shenandoah Valley fall until you experience it. Apple orchards, pumpkin patches, mountain overlooks, local festivals, cool mornings, and leaves changing all around town. From colorful tree-lined streets in Wi******er to Skyline Drive overlooks, this area absolutely shows off in autumn.

Living here isn’t just about square footage and interest rates.
It’s about slow mornings, mountain views, community events, and the lifestyle people don’t realize they’ve been craving.

If you’re considering a move to Front Royal or Wi******er, VA and want the real, unfiltered breakdown (not just the polished version), I’m your local insider 🏡

Thinking about selling? Here’s exactly what happens when we discuss your listing 👇
A seller consultation with me isn’t a listing presentation where I try to impress you with a glossy packet.
It’s a real conversation where we cover:
🏡 A walkthrough of your home (so I can actually see what we’re working with)
📊 Real market data for your neighborhood in the Shenandoah Valley— what’s selling, what’s sitting, and why
💰 An honest pricing strategy based on current comps — not wishful thinking
📋 What needs to happen before we list (and what’s not worth your time or money)
📣 My full marketing plan — how I’ll get your home in front of the right buyers
⏱️ Your timeline and goals — because the strategy should fit your life, not the other way around
By the end, you’ll know:
✔ What your home is realistically worth right now
✔ What it will take to sell quickly and for top dollar
✔ Exactly what working with me looks like
No pressure. No obligation. Just the information you need to make a smart decision.
If selling is on your radar for 2026…

It's Friday! You can do it! The weekend's almost here! 😁😳🤣

After 22 years in real estate, here’s what I wish someone had told buyers before they started looking 👇
01 – Getting pre-approved is NOT the same as being ready to buy 🏡Pre-approval tells you what the bank will lend you. A real buyer consultation tells you what you should actually spend based on your life, your goals, and today’s market in the Shenandoah Valley.
02 – The home you fall in love with online rarely survives the showing 😅And that’s okay. The best buyers come in with must-haves, not a Pinterest board. Whether you’re dreaming of walkability near Old Town Wi******er, mountain views in Front Royal, more space in Stephens City, or a neighborhood close to commuter routes—you’ll make better decisions when you know your non-negotiables.
03 – Waiting for the “perfect time” is usually the most expensive decision you make ⏳I’ve watched buyers wait for rates to drop, prices to fall, or the market to “settle”… and in most cases, it cost them. If the numbers work today and you’re planning to stay 3–5+ years, waiting is a risk—not a strategy.
I share this not to pressure anyone… but because I’ve seen what happens when people go in unprepared. And I never want that for my clients.
If you’re thinking about buying in Front Royal, Wi******er, or anywhere in the Shenandoah Valley this summer or fall, start with a conversation.
From homes near Skyline Drive and Shenandoah National Park access… to neighborhoods close to Old Town Wi******er, Wi******er Medical Center, Sherando Park, and commuter routes to Northern Virginia—I’ll help you make a smart move.

In 22 years of selling homes in Front Royal + Wi******er, VA, I’ve seen the same patterns over and over.

The sellers who walk away thrilled? They almost always get these 3 decisions right.

The ones who don’t? Usually one of these is where things went sideways.

DECISION #1 – PRICING 💰This is the single most important decision you’ll make.

Price too high and your home sits. Buyers start wondering why. Price reductions happen. Momentum disappears.

Price strategically — based on real market data from neighborhoods like Shenandoah Farms, Meadow Branch, Snowden Bridge, Raven Wing, Lake Frederick, and Thunderbird Farms — and you create interest, competition, and stronger offers.

DECISION #2 – PRESENTATION 📸Buyers decide fast.

Homes that are professionally photographed (good news… I handle that too 👋), clean, decluttered, and thoughtfully prepared stand out immediately.

From front porch charm to Blue Ridge mountain views and backyard entertaining spaces — presentation matters.

This isn’t about spending thousands. It’s about showing buyers why they should fall in love.

DECISION #3 – MARKETING REACH 🤓Your home needs to be seen by the right buyers — not just whoever drives by.

MLS exposure, social media marketing, email campaigns, agent networks, targeted digital ads, and local visibility all matter.

A yard sign isn’t a marketing strategy.

If you’re thinking about selling in Front Royal, Wi******er, Frederick County, or Warren County this year, let’s make sure you get all three right.

One of my favorite things about closing for my clients is making a special basket to fit their personalities. My closing today was for 2 Americans that love their country and that I love dearly. I thought this basket was perfect for them.❤️🇺🇸
