2026: Making dreams come true.

Five years ago, I helped this sweet family buy the home where they would make so many memories in Warrenton. Since then, their family has grown, life has changed, and it was time to find the home they'd been dreaming about.

One of the best parts of my job is getting to help clients through different seasons of life. There's nothing better than getting the call years later saying, "We're ready for the next chapter."

I also love gifting front porch photo sessions whenever I can. There's something so special about capturing a family on the front steps of the place where they'll celebrate birthdays, holidays, quiet evenings, and all of the little moments that turn a house into a home.

Some of the most expensive mistakes I see in Northern Virginia real estate start with this sentence:

“I thought…”

“I thought we should wait until rates dropped.”

“I thought spring was the only good time to list.”

Here’s what I’m seeing across our market:

• Buyers are educated.
They’re watching price reductions.
They’re watching days on market.
They’re watching what homes ACTUALLY close for.

If your home is priced ahead of the data… they know.

• Inventory has quietly increased.
More choices = more comparison shopping = less urgency.

Pricing has to create momentum now.

• The market shifted.
It didn’t crash.
But buyers aren’t paying “peak frenzy” prices anymore.
