It's October 2026, and the Northern Virginia market feels like a puzzle. Interest rates are up, inventory is up, and prices are still climbing, but sales are down. Some sellers are frustrated, while others are selling fast at their asking price.

There's still pent-up demand, though, and a little magic happens when the pieces come together.

🏡 Sellers: Every home has pros and cons. The key is to identify your home's best features, accentuate them and market them fully, with pricing that fits the market.

🔑 Buyers: Expand your criteria as much as you honestly can, and find a lender who can work the numbers creatively. I've seen a family use their equity to pay off high-interest debt and end up with a lower payment on a bigger home!

Grateful for a well-spent morning at our CENTURY21 New Millennium office in Chantilly.

Our team completed CPR training with Fairfax County Fire & Rescue's Community Risk Reduction team. In an emergency, those first few minutes before help arrives matter, and I'm glad our office is better prepared to step in.

Thank you to our broker, Kelly Normand, for bringing this training to our team and for consistently investing in both our people and our community.

And a special thank you to our instructors, Karen and Lindsey, for sharing their expertise and making the session so engaging.

September 2026 market update for detached homes in Reston, Herndon & Oak Hill 🏡

📉 Sales dipped to 46 homes, down from 64 in August
📈 Median sale price rose to $927,500
⏱️ Homes took a median of 21 days to sell, up from 9

The market is still moving, just at a more measured pace.

Keeping An Eye on Stats is Always Informative

Although Fairfax and Loudoun Counties experienced sizable decreases in overall sales this past August compared to August 2025, our Greater Reston Area detached home sales were up year over year and moved a lot quicker this year, too. We are fortunate to be in such a highly desired location!

Have you been to Kook Dogg Cafe in RTC West? If not, are you even a true Reston, VA local??

It’s one of the best spots for chef-driven comfort food in Reston, VA, and there are so many reasons locals love it.

If you go during Doggtoberfest (happening now -10/4), get the stuffed cabbage rolls (pictured) with a cold Oktoberfest b**r.

Grab a seat on the patio if you can. Fall weather is worth it.

It’s right near the W&OD Trail, so walk or bike a stretch of the trail while you’re there and make an afternoon of it 🍂
