Compared to last month, we're seeing fewer sales close as the market settles into its usual summer rhythm — but compared to this time last year, activity is actually up, with more homes selling than in July 2025.

And when buyers find the right home, they're still moving fast: the typical Greater Reston Area home is selling at 100% of list price in a median of just 7 days on market.

I walk through what actually drove the price differences: from move-in readiness and updates to the lifestyle features that made buyers fall in love — like a spa-like primary suite retreat, a park-like private backyard, or a third full bath perfect for in-laws or guests.

158 backpacks and a load of school supplies....

That’s what this community pulled together at our 6th Annual Backpack Collection and Free Shredding Event benefiting Cornerstones. Six years in, and we still find a way to pour ourselves into it!

A special thank you to Shari True and the team at The Kensington - Reston, who collected 31 backpacks on their own and tucked a handwritten note into every single one, wishing each student a great year. Shari and I swim together at RCC. Our kids went to school together. Now she’s the Activities Coordinator, and the residents loved being engaged and contributing to help kids! That’s the Greater Reston community in a nutshell: the people you know from the pool and the pickup line are the same ones who show up to fill backpacks for students in need.

To everyone who dropped off a backpack, shredded a box of old files, or just stopped by to say hi: THANK YOU! These backpacks were delivered to Cornerstones on Monday, and 158 students will start the school year ready because of you.

This isn’t just where I sell homes. It’s home.

Keeping an Eye on Stats is Always Informative
You can see by the number of sales that our seasonal slowdown has begun. May was the most preferred month to settle on a home this year, as it has been in many past years. You can also see from the low days-on-market that buyers who ARE actively looking for homes don't waste any time jumping in when the right home comes along, and most sellers can hold on to their asking prices.
