Along the coast, New Hanover and Onslow counties have climbed to 4 to 5 months of inventory — real equilibrium for the first time in years. Onslow's median listing price sits at $340,998, and Brunswick County's median is $438,945, up over 5% year-to-date. Waterfront pockets like Carolina Beach and Kure Beach are still red-hot, pushing past $685,000 and $844,000. Up in the Outer Banks, homes are averaging 64 days on market at a median of $737,000 — another sign buyers have more room to breathe. Durham's median sits around $390,000, and across the Triangle, new listings actually dropped nearly 6% last month while buyer activity rose over 6% — inventory is climbing and the market is normalizing after years of frenzy. The latest MLS report, covering Alleghany, Ashe, Avery, and Watauga counties, shows 152 closed sales totaling $96.4 million, with a combined median sales price of $482,500. Watauga County alone posted a median of $549,000. Avery County closed 33 homes at a median of $465,000. That's sustained mountain demand, not a slowdown. For sellers, well-priced High Country homes are still moving and still commanding strong numbers. For buyers, inventory doesn't sit long at these levels, so be ready to move when the right one comes up. 🏗️ Development activity — New construction nearby signals confidence from developers. That usually means appreciation is coming.

🏫 School ratings — Even if you don't have kids, school district quality is one of the top drivers of resale value.

🏪 Retail health — Are storefronts full or vacant? Local businesses reflect neighborhood momentum.

🚦 Traffic patterns — Drive through at different times. Morning rush, weekend afternoon, evening. Every neighborhood has a different personality at different hours.

Rates ticked back up to 6.55% this week after dipping to a two-month low over the 4th of July. Before anyone panics — June's inflation report was the best monthly print since 2020, and the big forecasters still see rates under 6% by year-end. Deep breath. 😊

Here's what's really happening on the ground:

🏡 In the Triangle, Raleigh's median is $425K and here's the fun part — MORE homes sold this May than last May. The market isn't slowing down, it's getting honest. Price it right, and you're under contract in about 5 weeks.

⛰️ Up in the High Country? Still cooking. Boone homes are selling at 99% of asking price with only 3.2 months of supply. Blowing Rock listings hit an $849K median, and nearly half of mountain buyers are paying CASH. If you own mountain property, you're sitting on something special.

💎 My sleeper pick stays the same: Wilkes County. Thirty minutes from Boone at a fraction of the price. The folks who figure this out early will thank themselves later.

Contingencies get a bad reputation in competitive markets. Buyers are told to waive them to win. But here's what that advice actually costs you.

A contingency is protection — not a weakness.

🔍 Inspection contingency: Lets you walk away or negotiate if serious issues surface. Skipping this means you own whatever problems come with the home.

💰 Appraisal contingency: Protects you if the home doesn't appraise at purchase price. Without it, you cover the gap out of pocket.

🏦 Financing contingency: Shields you if your loan falls through. Waiving it means you could lose your earnest money deposit.

Now — are there situations where waiving makes sense? Sometimes, yes. But that decision should come from strategy and information, not pressure.

Knowing when to hold your contingencies and when to structure them creatively is the difference between a risky offer and a strong one.
