Something I find myself walking owners through pretty often: the gap between what a property *looks* like it's making and what it's actually making.

I had one recently — $40,000 in gross annual revenue. Sounds solid, right? But once we put everything on paper — utilities, cleaning, supplies, platform fees, maintenance reserves, mortgage, insurance, management — that number got very small, very fast. In some cases, it's not a profit at all.

Gross revenue is the flashiest number, so it's usually the one people remember. But it's honestly the least useful number when you're trying to decide if a property is actually working for you.

If you haven't modeled out your real net, you don't have the full picture yet. That conversation is always worth having — even if what comes out of it is uncomfortable. 🏡

Something I've noticed after underwriting a lot of short-term rentals: the thing most likely to sink your returns isn't a bad market or a bad manager. It's sunk cost bias.

Owners keep tweaking — new photos, new pricing tool, new manager — when the honest move is to stop and ask a harder question: what does the future actually look like from here? Not from where you started. Not based on what you've already spent. From here.

The money that's gone is gone. That's not pessimism, it's just math.

Sometimes the right call is a full repositioning with a clear plan and a budget. Sometimes it's an exit and redeployment into something that actually pencils. What it almost never is — is another round of small fixes hoping the numbers eventually change.
