We are looking for a competent Maintenance Supervisor to manage maintenance in our facility. An excellent maintenance supervisor must be reliable, have a great eye for detail and a positive get-it-done attitude. The goal is to ensure that facilities are in a clean, safe working condition at all times.
Primary Responsibilities:
Working under the general direction of the Community Manager, the Maintenance Supervisor is responsible for all of the daily activities associated with maintaining the residential apartments and providing the highest level of service to our residents.
Resident Relations:
• Maintains a world class level of customer service.
• Inspects and ensures that all maintenance work performed is completed quickly and courteously, and the resident is satisfied.
Administrative
• Maintains supplies in stock and utilizes appropriate purchase order system, per approval guidelines.
• Works with Community Manager to control expenses.
• Completes all training timely per company’s requirement.
Maintenance
• Executes all preventative maintenance plan. reporting any concerns on equipment conditions to Regional Facility Manager.
• Ensures that vacant apartments are made rent-ready in accordance with set conditions and time frames.
• Performs repairs (Plumbing, Electric, Carpentry, HVAC, and others, as needed)
• Obtains competitive bids on major capital expenses.
• Working with outside vendors or contractors.
Safety:
• Promotes a safe working and living environment.
• Complies with federal, state, and local laws pertaining to the daily operations.
• Inspects grounds, buildings, and other property features daily to minimize liability and safety concerns.
Requirements
• Proven experience as maintenance supervisor or similar role
• Strong technical knowledge of all building systems (electrical, heating etc.)
• Knowledge of health & safety practices and regulations
• Understanding of budgeting and performance management
• Excellent planning and leadership abilities
• An eye for detail
• Customer Service Oriented
• Computer savvy
• Excellent communication and interpersonal skills
• Must participate in On-call rotation
• High school diploma; Degree from a vocational school will be a plus
