Manhattan rental prices continued to rise at a brisk pace, with the largest gains occurring in smaller apartments. Tight credit, limited supply, and use of concessions by landlords as well as an improving local economy have kept the pressure on prices. As a result, the rent-versus-buy decision has become a more balanced choice facing many in the market. We don’t anticipate the factors affecting rental prices to change through the remainder of the year.

The Westchester housing market had one of its busiest spring markets in 5 years. Overall housing prices showed stability, while the luxury market experienced modest increases. Second quarter inventory of all single family homes fell to its lowest level in 7 years. Despite the remaining challenges such as tight credit and a slowly improving regional economy, we are encouraged and look forward to continued stability in the upcoming quarters!

Newly released 1st Quarter Westchester Market Report. The housing market showed stability both in terms of sales levels and the number of properties available on the market. Although overall prices were below year ago levels, the luxury market continued to see gains in both price and sales activity. Properties took slightly longer to sell, but buyers and sellers were more in agreement when determining price.

Read our newly released 1st Quarter Manhattan Market Report for the update on how 2012 is so far. Manhattan continues to show stability and still remains one of the standout housing markets in the US. While there has been a lot of positive attention focused on the luxury market as of late, low mortgage rates have driven studio and 1-bedroom sales activity to their highest levels in more than two years. Sales slipped slightly from prior year quarter, but listing inventory continued to remain tight. Despite the slow pace of economic improvement in our region, we anticipate an active spring housing market.
