Three buyer myths are causing a lot of people to miss opportunities right now:

The market doesn’t reward perfect timing nearly as much as it rewards preparation and decisiveness.

Especially in Westchester real estate, the buyers who succeed are usually the ones who understand tradeoffs, move quickly when the right opportunity appears, and rely on actual local market knowledge — not internet estimates.

You know the one…

“Maybe we should wait until rates come down.”

“Maybe after the election.”

“Maybe after summer.”

“Maybe after football season.”

“Maybe after winter.”

Meanwhile I’m over here aging in real time while still sending listings. 💀

This reel is obviously exaggerated for comedy, but the reality is that many buyers spend years waiting for the “perfect” market… and sometimes end up missing opportunities while home prices, rents, and competition continue moving.

The truth is:
There is rarely a perfect time to buy a home.

There’s only:
✔️ the right budget
✔️ the right monthly payment
✔️ the right long-term plan
✔️ and the right house

The market will always give buyers a reason to hesitate.

Sometimes the biggest mistake isn’t buying at the wrong time…

It’s waiting forever for certainty that never comes.

Peak season in real estate means there’s really no such thing as “off hours.”

This reel pretty much sums it up:

✔️ Work calls during workouts

✔️ Clients needing answers ASAP
✔️ Last-minute showing requests
✔️ Trainers becoming unpaid assistants

The reality is that the best Realtors are constantly balancing client service, negotiations, scheduling, and problem-solving…sometimes all before breakfast.

(And yes…my trainer officially thinks I need better life balance.) 😂

But in reality, mispricing upfront can completely kill a listing’s momentum.
In today’s Westchester Real Estate market, buyers are educated. They monitor price reductions, days on market, and activity constantly.
