Why this matters to you: if you are a homeowner that is in default or at risk of default, do not wait to call your lender.

Most foreclosures can be avoided by loan modification.

As a Realtor I am seeing more and more foreclosures in the markets I cover. Often, the foreclosures could have been avoided by negotiating directly with the bank!!!

Instead, home owners wait until they are several payments behind and have received a notice of default from their bank before calling a Realtor for help.

Call the bank! Tell them you are experiencing a hardship and request a loan modification.

Even if you ultimately need to sell your house, this will buy you time to get your affairs in order.

Most banks are going to agree to do a loan modification. They do not want to lose money, time and resources processing a foreclosure. Especially if your hardship is temporary.

A short sale and a foreclosure are not the same thing:

A short sale is different from a foreclosure in that you sell “short” of what is owed to the bank.

This is after putting the house on market, negotiating with the bank on the market value and offers received and ultimately selling for a price the bank accepts.

And more often than not, the bank is paying both agents!!!

Am I the only agent that revisits the status of a property my client previously offered on??

📕Story time:

Back in May I toured a property with one of my clients that they decided to make an offer on.

This property was a flip. The owner spent $379,000 on the acquisition and an undisclosed amount on the Reno.

It was listed at $599k and had been on the market over 120 days. 📆

My client offered $525k for it and asked the seller to pay their closing costs.

The seller was “offended” and declined their offer but countered back at 599k 😂

My buyer walked. No follow up offer. If they couldn’t get it for what they thought it was worth, they weren’t interested.

The agent for that seller called me numerous times over the next month to tell me the seller may be open to negotiating now. 🤣🤭

My buyer had already lost interest. 🚶‍♀️

Today I check on the status of the property- it sold for 389k in July!!! 🤯

🥇First rule of sales is- “no” sometimes just means “not right now” ⏰

When someone tells me an offer is ridiculous or rude or not worth presenting (all things I have been told recently). 🙃
I advise my clients to be firm. 😤

Offer what you feel comfortable offering. But have the stomach to handle the response.

My buyers are feeling victorious and proud to be first time homeowners! I couldn’t be more excited for them 🤩🏡

We achieved the “impossible” in the most competitive pool of the market because we were patient and strategic.

✅ 9k off asking price
✅ 11k in closing costs paid by seller!!!
✅ Repairs done

Some agents would tell them, they are being unrealistic for the market. In fact some agents told ME that… more than once. 😅

BTW a few of those properties are still on market. 👀

But we kept trying…

I wrote 8 offers with exactly the terms that served MY CLIENTS and although there was some strategy involved, and negotiation of course, we finally got one under contract 📝

A closed mouth don’t get fed. Maybe I offended some people along the way, but I got my people exactly what they wanted in the end 💅
