Why this matters to you: if you are a homeowner that is in default or at risk of default, do not wait to call your lender.
Most foreclosures can be avoided by loan modification.
As a Realtor I am seeing more and more foreclosures in the markets I cover. Often, the foreclosures could have been avoided by negotiating directly with the bank!!!
Instead, home owners wait until they are several payments behind and have received a notice of default from their bank before calling a Realtor for help.
Call the bank! Tell them you are experiencing a hardship and request a loan modification.
Even if you ultimately need to sell your house, this will buy you time to get your affairs in order.
Most banks are going to agree to do a loan modification. They do not want to lose money, time and resources processing a foreclosure. Especially if your hardship is temporary.
A short sale and a foreclosure are not the same thing:
A short sale is different from a foreclosure in that you sell “short” of what is owed to the bank.
This is after putting the house on market, negotiating with the bank on the market value and offers received and ultimately selling for a price the bank accepts.
And more often than not, the bank is paying both agents!!!
