Truth!

This is why is it absolutely imperative to price your home accurately from the start. Get rid of that thought that “what if someone offers it”

More likely what will happen to an over priced home is it will be shown many times, and get really good feed back, but no offers.

Thats because people dont see the value … since its over priced!

What will then happen is 60 days will go by.. then 90.. then 120.. and people will start ignoring the listing all together because they assume something is wrong with the house. When in reality, it should have just been listed at $15k less than what it was.

Sure you can drop the price at this point, but the damage and missing the initial momentum is already done.

Listen to your Realtor.. they have all of the systems and resources to accurately price your home
